Indian Peaks, and specifically Emily has been one of the best and nicest rent managers I have dealt with. Most rental companies are now big corporations who could care less about you. But Emily has been over the top and seems to care about us and our family. She lives in our town of Nederland and shares a sense of solidarity that is not normal these days with rental management companies. In fact we almost moved down to Denver at the end of our lease period because we are having a baby, but the kindness from Emily and was a big reason why we stayed. I highly recommend our friends over at Indian Peaks. I think they are unique and offer a personalized service you won’t find with corporate owned housing like most apartments, etc

Emily is the best! Super supportive property manager, she always made me feel like I was a part of a community, not just a tenant. She helped me with two different properties, one I didn’t move into but she was super helpful in guiding me in finding the right fit of housing for me. Every issue was taken care of with speed and care.

Emily Perry is our property manager and she made the application experience as well as the entirety of us living here an amazing experience. She is prompt on communicating and getting anything fixed if we have an issue. She has made us feel welcome in the community and safe by checking in during storms, power outages, or even keeping us posted on things going on in the area that may affect us. So thankful a local realtor is who we connected with when finding a home and super thankful it was Emily!!

Beware…BE-wary…BE-AWARE…
of Wendy & Emily who are property managers of Indian Peaks Real Estate, representing landlord Al S. They have been out-of-integrity with my Life Partner and me since June of 2022. They have been disrespectful, manipulative, have not honored verbal agreements and have handled this property that we rented from August 2020 – May of 2024 very unprofessionally and immaturely.

In June of 2022, after stating and threatening both of us that Indian Peaks could get $3,000 a month for this 1,450 sq. ft. house, in which at the time we were paying $1,800 + all utilities, AND the renter’s utilities above the garage, Emily then stated that they would not raise the rent more than $50. Then in May of 2023, after not hearing from Emily about our rent renewal at the expected and usual time, she raised our rent $270 per month and gave us a very short time to renew the lease! This is when we learned that Colorado does not have a legal cap on what landlords/property managers can raise rent. Note: Be sure to have a cap set up in your next lease!

A verbal agreement was set with Emily when we came to look at the house in July of 2020, in that if I stained the wood deck that was rotting away, that she could work out a reduction in rent in exchange. Then in May of 2022 the weather and time permitted the staining of the deck and the landlord was involved. In the end, they never paid me or reduced our rent for painting the deck and instead manipulated me with saying, “did you get this in writing?” I have worked as a professional painter and this manipulative deceptive situation was unconscionable!

Ever since moving into this Nederland dwelling, there were issues with the heating system, the dishwasher did not clean dishes, and the washing machine only worked on one setting. When we alerted Emily to the issue of the washing machine, instead of fixing the machine, she simply said, ‘it works on one setting only’. So, when we discovered that the dishwasher did not clean the dishes, we decided to do dishes by hand.

Then in January 2024 the motor for the antiquated heating system died. Long story short, we were without hot water or heat for over 2 weeks and Emily responded to us in a disrespectful manner, essentially blaming and attempting to shame us for the failed heating system; another unconscionable situation that we endured.

There were more severe issues that unfolded on this ‘property’ and directly affected us as tenants, and we are content to allow Boulder County to deal with these issues and ‘wash our hands’ of this entire dishonest mess. If you are looking to rent or buy from Indian Peaks Reality, I caution you to note all the red flags and run the other way.

My Life Partner and I are responsible, honest, hardworking professionals. We keep our living spaces clean, do not smoke, drink or partake in recreational drugs, and we have no pets. We were hoping to move to a small town where people value community, honesty, service, do what they say and have integrity. Sadly this was not the experience that my Life Partner and I had with the Property Managers of Indian Peaks Reality. We will miss the Nederland Community and feel as if we have been pushed off the mountain. Indian Peaks Reality and Al S. are for Profit NOT for People.

I want to thank Emily Perry for her kindness, support and incredible professional courtesy during a recent difficult time. In the spring we discovered my partner had a serious health issue, and needed to be in Nederland close to his doctor. In this difficult and challenging rental market, Emily found a property and landlord that would work with us - and our 2 large mountain dogs. Excited to move in, a serious health crisis caused my partner to have to be in rehab and then relocate to be nearer to family and the VA hospital in another state. Emily was caring, compassionate and SO helpful during this stressful time. She relisted the rental property, found appropriate renters, and our lives can now move forward. Emily always communicated promptly and clearly, and all of out interactions were timely and professional. As a former home builder, and ABB rental agent, I know how hard this job is ! Emily gets homemade cookies for life !!

Worst Property Manager Experience in 25+ Years of Renting.

I typically don’t write negative reviews, but in this case it was well earned (for contrast, see my 5-star review of my previous property manager, RIO Real Estate).

“Profit over People” would be an accurate motto for Indian Peaks, who I had the misfortune having as my property (mis)manager the past 4 years. Throughout my time as a renter I did not feel valued as a tenant, despite reliably paying rent on time every month and taking great care of the house and land.

I had the supreme misfortune of meeting Wendy, the owner of Indian Peaks Real Estate. My beloved partner and I spent weeks voluntarily doing fire mitigation work on the property which we had discussed directly with the owner (in writing via email and face-to-face) and received not only his approval, but his encouragement. Following an issue caused by Wendy’s tenant in an illegal ADU on the property (see below), she spoke sharply and critically of my partner and I for doing this work without knowing any facts of what she was chastising us for. Her extremely unskillful communication intentionally created an adversarial relationship with us when none had existed prior, with her saying “I don’t mind being the bad guy…” as she criticized us. She took on the “bad cop” persona while unprofessionally shooting her mouth off, while our property manager Emily passively stood by despite knowing more about the situation.

Indian Peaks was illegally renting an unpermitted 1 Bed/ 1 Bath studio space above the detached garage as an ADU on this property, which I paid utilities for. I thought it was strange to pay for someone else’s utilities when I moved in, but I really liked the house and agreed so I could live there. A conflict emerged when a severe plumbing leak occurred in the garage from the ADU. The property owner chose to heat the garage during the coldest part of winter and made me pay the astronomical energy bills, even though I was not responsible for the leak. It was then that I did research and confirmed that Indian Peaks' rental of this ADU is a clear violation of Boulder County’s Land Use Code.

One of their final acts was to inform me that the owner had decided not to renew the lease because he planned to sell the house, giving my partner and I just over two months to pack, find a new place to live, and move. Two weeks later, after we had already applied for a new place, they offered us the opportunity to renew, saying the owner had decided to wait another year before selling. By then, it was too late, and we had had enough. Ultimately, they succeeded in pushing us out to rent to new tenants at $430 more per month than we were paying.

All the above, in addition to numerous other issues leads me to perceive Indian Peaks as lacking integrity. Indian Peaks showed over and over that they are more about making money for and with the property owner than valuing and advocating for their tenants.

I enjoyed the physical property I rented, but the numerous extremely stressful situations resulting from having Indian Peaks as my property mis-manager took a lot of the joy out of living there.

I rented a cabin for four years from Indian
Peaks. Any problem I had was fixed in a
timely manner. Response was also quick.
They would also do yearly checks to see
if anything needed to be done. Also enjoyed
the wildlife.
