I heard some good things about RIO so I have been eyeing their properties as first choice to call when I am ready to move. However, I have called multiple staff and no answer. I leave voicemails expressing specific interest in properties and no return in phone calls. I will rent with another company as if I can't even contact them to view a property, imagine how hard it would be if I lived in a property and needed help.

EDIT: just hours after I posted this review, I was called by RIO real estate to "return my call" and they are "happy to assist me". What a coincidence that my call is returned over 2 weeks later after a review.

I’m new to Denver (moving from Wyoming) and I found a place right next to St Luke’s hospital My sister relapsed back into her Leukemia so me and my wife decided to look for a place here and couldn’t believe we found an apartment 800 feet from the hospital. We got jobs and started talking with Benny from RIO. He’s a super nice guy, friendly and such a good listener to what we need. Unlike the reviews I’ve been reading he’s super communicative and enthusiastic about helping us. We basically have no credit/little credit so we have a hefty deposit and not a lot of funds. Right off the bat Benny said he will be willing to talk to his supervisor to help us out, I haven’t heard back yet on if we can get a few days to come up with the whole deposit but I’m hopeful. Either way my experience has been awesome and despite what I’ve read I’m excited to work with RIO soon! I’ll edit and update my post to see if they’re able to help my family and I!

I can’t express this enough! Rio Real Estate has been absolutely phenomenal to work with and be a tenant in one of their buildings!! Victoria the office manager hands down has been one of the sweetest most kind person I’ve ever worked with living anywhere! The communication is there and quickly responds back to any concerns you may have! I love where I am and the company I rent from!!! Rio is top tier!!!!

If you're looking for a small commercial space, run far far away from the Pacific Business Park, Rio Real Estate and the Doublebay Partners.  I rented a space at 8200 E Pacific Pl, Denver, CO 80231 for the last twelve years.  The management group for the first decade was wonderful.  Then the complex was sold.  The group of new owners and managers are probably all 30ish and frankly just don't have a clue, despite their fancy new DU Degrees and lack of experience.  I was left without working heat for most of last winter, I had to protect their pipes and keep myself warm with space heaters.  When a giant wasps nest formed in a bush out in the common area, I was told that extermination was my responsibility.  This was not a pest issue inside my office, but out in the common area where the management team had the duty to maintain the landscaping.  The mailman and our staff could not walk past this bush to get to our front door without risk of being stung.  I went back and forth with Nick at Rio probably 20 times and he would not budge, I had to call an exterminator to maintain an area the landlord is absolutely responsible for.

Then came lease renewal time - despite the lack of heat and overall bad service, they saw fit to try to increase my rent by 25%.  I decided to buy a property instead of continuing to rent, but construction completion was going to be a few months after my lease expired.  I offered to continue renting the space for a few months but was told only if I paid the 150% holdover rate.  So now almost 4 months later, they still have a vacant unit where they are asking too high of rent.  Per Loopnet, it appears they have about 20% of the units there empty, which isn't at all surprising.  Talking to my neighbors before leaving, the dissatisfaction was pretty widespread.  The only income they've received from my empty unit since June is my security deposit that they wrongfully and illegally withheld.  Colorado Revised Statutes state that a landlord "shall refund a tenant's deposit...and that no deposit shall be withheld to cover normal wear and tear."  I cleaned the unit very thoroughly when I moved out, and additionally, management and one of the Doublebay boys walked the property with me before I vacated, making it known they planned to tear down walls and change the footprint of the unit.  The carpet and paint are now over 12 years old, so I think any judge on earth would agree that they should expect to have to change those for any new tenant.  Their statement of deposit, detailing their reason for withholding my deposit reads "Sec deposit held."  I hardly think that complies with the requirement in the law that I be provided with the "exact reasons" for withholding any deposit.  They didn't itemize carpet or paint or anything else, just that they're keeping it, which I believe subjects them to a claim for treble damages.

Rio seems to have a lot of great properties in the Denver area... if you can get in touch with them. I spoke with 3 different leasing agents and each of them ended up just not responding to me after a couple texts and emails. I had to bug one leasing agent just to get a tour done and during that tour the lady seemed to want to get it over with as soon as possible and leave. Like I'm trying to give you guys money! The difference in communication between other companies in the area are like night and day I feel like some of these reviews have to be fake. Communication is something they desperately need to work on, it doesnt make sense.

Never returned my voicemail from a few months ago. We knew we wanted to look at a unit in this building and waited for it to come available again but I guess we didn’t want it bad enough. They still have vacancies at Capital View Terrace so sorry to the owner, we tried to fill one.

First property manager was amazing. Got assigned a new property manager last year and since then it’s been extremely frustrating. My new property manager never answers the phone and takes months to respond to emails. I finally got a response to an email, and it was just “what’s your name and what building do you live in?” and then didn’t hear from her again. After living here for years, my property manager should already know who I am, or at the very least, take 2 seconds to look up my name or my email in the system, or look back at our previous correspondences. Everything takes forever. The building has very shoddy electric work (lights that spontaneously turn on and off on their own); I’ve put in multiple maintenance requests and the problem has never been remedied, and it makes me nervous. Rent has gone up every year. On top of it all, WiFi used to be included in rent, but now we have to purchase our own.
