If you are planning on moving in 10 Osborne Terrace or 9 Hedden, both located in Newark DO NOT! Please beware. Read the reviews. No one is lying. This company is the most egregious management company. The buildings have no super and are filthy. No one monitors these buildings for safety hazards. The laundry room is now a homeless shelter due to the out of order building front door and bell system that West of Hudson refuses to repair. Homeless people lounge in the stairwells, which are filled with garbage and feces. If repairs need to be completed in your apartment, you must file a complaint on the portal and wait 2 weeks for maintenance to show up. George, the maintenance appointment setter is completely helpless and rude. George dared me to inform the city of the building’s condition and said he’d happily wait for the email because nothing was going to happen anyway. The building is filled with roaches. People urine in the elevator and that remains untouched until the cleaning comes. Mind you she only mops once a day and doesn’t work on weekends. The grounds are unkept. Trash is overflowing! It’s disgusting.
They are not registered with the rent ordinance office and illegally raise rents as well. If you take a chance and move in please call the rent ordinance office and ask for the price of your apartment. They’re charging upward $1600 and the money is not invested into the building. They refuse to answer or return phone calls in the office. Amir the owner lives in Las Vegas and has nothing to do with his property. This management company is built on lies and deceit. Tiffany Andino is the Property Manager and she does everything but manage. She will never respond to you. Her attitude is the same as her work nasty! She is upset when complaints come in and will not correspond with you. She is a reactive person she does not handle tasks in a proactive manner. She’s literally collecting a check for nothing. Lastly the parking lot is not private parking they refuse to close the gate. The parking lot is a free for all and your car will be broken into. The cameras don’t work. They lie and say they do until the police ask for footage!
To sum it up, CALL THE RENT ORDINANCE FIRST DO NOT LET THESE CROOKS JERK YOU AROUND. They are charging absurd amounts of money for old apartments with zero renovations. They do this to minorities in lower income areas.

Living here now, they don't respond to my service requests. All my appliances have been faulty, the ones they replace are with even older ones. They do not correspond with any issues I have. The worst management company I have ever dealt with. Not to mention their buildings are only cleaned once per week, just the floors. My apartment was disgusting when we moved in, broken door handle, extremely grimey, and just overall unpleasant.

They are the worst landlords in the world the building is coming to pieces. People comes into the building and steal your packages. There are always crack heads in the building sleep. They don’t want to fix nothing and can’t speak English as well. But they always want rent money but never answer the phone. Please avoid moving into there units it not worth it. Check my pictures out it will show you what I been going through with this management since 2019. Still haven’t fix nothing yet.

I’ve been here for 24 years. New people call maintenance n they have someone working in their apartment within a week. Mind U, THEY just moved in! I have called maintenance several times in the last 6 months n they always say someone will call. They never do. I have needed the water leak stains, mildew in the bathroom taken care of. I can only clean it to an extent. The tub/shower caulking redone. Mildew all around it. Call the city they do nothing. They tell me they’ll reach the owner. Here I am still. Doing the best I can.
