This company handles our HOA. For the past 1 1/2 years we've had 4 managers. Other than the first one our current one they've been pretty decent. But the two managers in-between were absolute nightmares! No communication, no response just plain negligent. The current manager Aaron has done a great job. I have been complaining for the last 1 1/2 years for them to put my deck in for maintenance because it was a safety issue. The current manager was finally able to get my request through along with helping fix other issues throughout the complex. Pictures attached are of my deck before and after. It's nice not having to worry about your porch collapsing on you.

If I could give zero stars, I would. Since I bought my home in 2019, the HOA has been an ongoing headache. I set up automatic payments for the HOA dues, but they’ve switched platforms multiple times without notifying homeowners properly, leading to late fees and countless issues. I’ve had to reset my payments more than four times because of their constant platform changes.

Now that the home is a rental, I don’t receive all their mailings, and this year, they switched platforms again, leading to a $160 late fee. I’ve paid my dues, updated my address, and done everything on my part, but they refuse to remove the late fees—even though the problem stems from their repeated platform changes.

I’ve emailed, called, and finally received a response telling me to come to a board meeting on October 30th to plead my case. Who has time for that? Where’s the accountability and customer service? This HOA has been nothing but a burden, and I would not recommend dealing with this level of disorganization to anyone. I have been in contact with Rachel Newberg and anyone who answers on the accounting line who just point me to her & she has to wait for the board to go over the details every month and there is no resolution or customer service.

Terrible. Charging $250 for weeds? Fining for brown spots in a drought? Way too controlling and appear they want to make money off of people. I would never recommend them for an HOA.

Vista Management comes by their consistent one star reviews honestly - note reviews with The Better Business Bureau, Chamber of Commerce, and Yelp. They offer no grace period of any kind, unlike most companies including banks. They give no consideration to individuals who have a 100% on time payment history and a logical and quickly corrected reason for one late payment. They applied a late fee immediately and refused to waive the $30 fee stating it wouldn’t be fair to the other homeowners who would have to absorb this amount because it came out of the HOA fund. In my development alone there are so many houses the cost to other homeowners wouldn’t even compute so that decision made no sense to me. I have lived in my community for four years and, to my knowledge, Vista Management offers nothing for the monthly HOA fees. They don’t keep up the entrance to the development, which is currently overridden with unsightly weeds, or plow after snow storms. Yet they come around taking pictures of people’s homes/lawns and send letters demanding the homeowner correct “X” by “X” amount of time or face fines. I have lived in a number of places with HOAs and have never heard from one of them or encountered any issues. Vista Management has been very unpleasant to deal with.

For the third month I've had automatic withdrawals on my HOA dues that are the wrong amount double or triple the amount that I'm actually supposed to be paying. They are auto drafts so it automatically comes out and anytime I call the office to try to speak to somebody I'm put immediately into voicemail. My voicemails and my emails go unanswered.

This company has poor record keeping, horrible customer service and communication. Anytime there is a problem that needs to be resolved. Nobody is to be found.

If I ever buy another house it will not have an HOA! This company are scam artist and bully the home owners into submission and do not work with you at all even if you pay your bill on time every month. They find any and every way to fine you for what ever they can find in their “contract”. They say you have A Commercial vehicle even if it’s not. JUST BECAUSE THEY CAN! We are middle class hard working families and they take more money out of your pocket just because they can. Horrible experience! Horrible customer service!

My brother and I specifically sought property that had an HOA. At our age (58 and 65) we did not want to do any lawn care, do exterior maintenance work or shovel snow. Two years ago we had to pay extra for a new roof, which the HOA is responsible for! And now, after this blizzard, we did not have our walkways cleared of snow. We had to wait until the snow was melted by the sun even after questioning the HOA. I'm not sure what the legal qualifications are to clear your sidewalk, but I'd guess it's not the 3 days our property manager claimed. Even if they do have 3 days, I needed to make a complaint on day 4. Water line maintenance is also a portion of the HOA's responsibility yet we have been charged an additional $88 for the work that needed to be done. Our swimming pool went without maintenance a couple of years ago due to irresponsibility on the Vista Management (HOA). We pay an extraordinarily high HOA fee and have been, probably will continue to be, abused by Vista Management.
