Estoy viviendo en unos apartamentos dirigido por esta compañía que son los Keller OAKS aparment tengo un problema con los de la oficina y están que me van a solucionar el problema y todavía no hacen nada casualidad que siempre que llamó la manager nunca estado mensaje y un correo de voz y no me regresan la llamada porfavor agan algo al respecto se suponen que dicen que les importa mucho la opinion de su inquilinos y lo que les importa es el dinero no más son una desilusión nunca ayudan siempre dicen si te vamos ayudar danos tu número y te regresamos la llamada llevo más de una semana esperando su llamada no sirven para nada

Sienna Bay in St Petersburg FL has deplorable conditions, especially now following major flooding by Hurricane Helene. I moved here to a first floor unit in March. That unit/building had a major plumbing issue which management refused to actually address because it would cost too much and people would have to be displaced. So instead they allowed it to continue happening - sewage would literally come up through my tub & toilet and flood my ONLY bathroom. They'd send plumbers out to bandaid it but even the plumbers said it would continue to happen until management approved replacement of the pipes. Not only did this make my bathroom unusable, it also was a major health risk and there were a couple of instances where it happened & it took MULTIPLE DAYS for the plumbers to even put the bandaid on it. I had to pay for a hotel with $ I did not have. SOM tried to fight us on reimbursing for that, but eventually did.

Then the hurricane happened. My unit experienced major flooding, but we were told we could be transferred in a few weeks to an upstairs unit. They lied & told us they didn't have any other 1 bed/1 baths available & we'd owe $300 more in rent! I know it was a lie, because immediately after they moved the temporary office into a perfectly fine 1/1. We were frazzled after losing everything, so we just tried to let that go.

We moved into this unit 10/15. The condition of it, especially for $1738/mo not including fees and water/sewage. See pics for what we found in here upon move in. Yellowing walls, chipping paint, appliances missing, yellowing vanities, cabinets falling apart, stains... I mean it was (still is) atrocious. But it gets worse.

They did not do their due diligence and begin remediating ground floor units as quickly as possible. They just started removing drywall from the flooded units LAST WEEK. It's December and the hurricane was on September 27th. In fact, they hadn't even removed people's belongings until AFTER we moved into the new unit. So those apartments have just sat there for months, growing mold & making the buildings increasingly unsafe/unhealthy for remaining tenants.

My cat started having coughing fits a couple of weeks after we moved in. Nearly $1000 in vet bills later, I found out she has asthma. Which she did not have prior to moving into this unit. The apartments above flooded units are infested with fungus gnats which management refuses to address. They send pest control to put stuff down the drains & it doesn't work. We all know it's because they failed to begin remediation promptly & now there's mold everywhere. These gnats are getting in my fridge and freezer by the dozens. It's disgusting.

I've been having headaches since moving in, sleep issues, congestion at night, brain fog... This place is unhealthy & management will ignore all major issues & continue to rob you on rent. Absolutely disgustingly dishonest & greedy company. This place costs me more than it should, not just because of overpriced rent, but because of the $ I shell out to pay for hotels, replace food infested by gnats, vet bills, buying fly zappers, you name it.

this place is a health hazard with several code violations but SOM is cheap and doesn't care about their tenants.

Also they replaced our AC units since they were submerged & the new one sounds like a vacuum. It's so loud I can't think straight. Because they hire cheapest crews possible to avoid paying $ for proper repairs and replacements... And that's only if they'll even make a repair. They'll do everything they can to avoid it.

I moved out of the Beach House in Yulee FL on 9/10/24 and have had to make numerous phone calls to get our deposit back. They JUST started the process. Now, I'll be waiting ANOTHER 6-8 weeks? We had maintenance issues completely ignored and mold growing in our apartment as well as the ceiling directly above our bed falling. I know two other tenants with wavy walls due to leaks they were informed wouldn't be fixed until move out. This is WRONG. Highly unprofessional employees work in that office. I would love to share more with you if you'll reach out to me before I share it elsewhere.

I am leaving this review right here because I have no where else to go after making over 10 calls and leaving several voicemails between the home and regional office and have received a single call back. I’m a resident at the Place at Grand Lagoon in Panama City Beach Florida and I must say that I have started to feel as if, my rent, which is a little over 2k monthly for a 2 bedroom/2 bathroom apartment is ALL that matters to this property. First, I have constantly been experiencing loss of air conditioning for over a year now. The issue have been getting worst because there has been no air in this apartment for trice in one week, twice in another and to top it off, this is a new week and it has already been gone once. I have complained and created work orders but the issue is still the same. I’ve realized that, whenever time the AC goes out, all that needs to be done is to shake or play with the what appears to be a breaker box on the outside and that usually allows it to come back on. This time, shaking it never worked. That is unacceptable because each time my AC goes out, my electric bill spikes. Do you know what it feels like to be locked in an apartment with the air at 88 degrees in Florida. Locked in a hot apartment with 2 puppies for that matter. 2 weeks ago when this was reported, I was promised a fix, well, yesterday June 2nd, 2024 the AC went out again. My apartment was hotter than the weather outside. Two weeks ago when I complained, I waited an hour outside in the hot sun because it felt better to be outside than in the hot apartment. The property manager told me, she had no idea I was outside waiting and by the way, why would I be waiting outside. It would have been obvious to her if she was ever paying over $2000 each month and had to choose between a hot, locked apartment or the sun outside. What made me upset and had me venting which I was in the leasing office was because that same property manager told me that she already sent another email to her boss “because she does report to someone” after sending previous ones each time I complain and there is NOTHING ELSE SHE CAN DO. That is UNACCEPTABLE Southern Oxford Management. Denise Steel, you have no idea how to deal with customers and you’ve never even tried to act as if you care. I work extremely hard to ensure that my rent and utilities are paid and there are records to prove this and honestly, you not being able to do ANYTHING else does not sit well with me. You never tell a customer that there is nothing else you can do even if that is the case. It is not my responsibility to care if it cost $7000 to replace my AC unit, you are the property manager, you are the one who should be representing us, the residents. After being here for 2 years I have decided that I no longer want to do business with an apartment that only wants money on the first of the month and one that doesn’t care about us residents living happy. Who will stand responsibility for all those spike in my electric bills and this portable AC I was given to use can only do so much. I consider no AC an emergency well actually, the apartment does so, why did I report this issue on a Sunday and was told by the maintenance worker that I should setup the portable AC which isn’t just a plug in and go because I needed cardboard and tape to attach it to my window. Why was I told that he was NOT instructed to come to my apartment so, I should setup the portable AC and if he is sent out to me, then and only then will he be able to come to my unit. Our community has a lot of dog mess that resident do not clean up, there isn’t a clean dog park my me to take my puppies, roaches have forever been an issue at the Place at Grand Lagoon, these appliances are old and the fixtures need to be upgraded. This is UNACCEPTABLE and I refuse to keep paying $2000+ each month for what I live in.

My husband and I live at The Bend at 4800 in Virginia. From June 25, 2024 until the end of July our ceiling was leaking in the hallway, utility closet and back bedroom. There was water in the tray under our hot water tank and in the light fixture in the hallway.The property maintenance team acknowledged the leak was coming from the apartment above us and said it was her hot water tank several times throughout the month of July each time we called or emailed them about it. The property manager sent a contractor to our apartment to "patch up" the ceiling. He saw that that the ceiling was wet and cut a portion of it out to air dry because the ceiling was too wet to work on. He went into the ceiling and showed my husband and I black and green mold that had spread throughout the ceiling. The next day an air conditioner consultant came to our apartment because he was told our AC unit wasn't working when in fact it was working. He went into the ceiling and confirmed it was the AC unit above us leaking and not the hot water tank. He also showed me the black and green mold. He saw the ceiling in the utility closet leaking from the light fixture and the water in the light fixture in the hallway and said our apartment was an electrical, fire, health and environmental hazard and we shouldn't be in the apartment. We emailed the property manager when we first noticed the leak all through July only to have maintenance come and vacuum the water from the tray under our hot water tank. Not one response from the property manager. I had to go to the ER for shortness of breath, tightness in my chest and a rash from exposure to the mold. We have been staying in a hotel for 2 weeks because my immune system is compromised and we see no signs of the mold being remediated. A piece of drywall was placed over the hole in the ceiling, tape in the hallway, utility closet and back bedroom with a coat of paint. Signs of water damage is bleeding through the paint.
(HEAVY SIGH) We have pictures from June until now along with emails and videos. I wish I could post them.

Honorable mention....there is currently molded water in the tray under the hot water tank and the apartment smells like mold and mildew and is full of gnats.

We would like to speak with the CEO of South Oxford Management, the governor of Texas, the governor of Virginia, the Attorney General of Texas and the Attorney General of Virginia or any news outlet that would be interested in hearing our story.

After working there for only two weeks I knew it was a big mistake!!! I was the regional maintenance specialist in charge of doing special projects and repairs. I was told that they will have all the tools and supplies ready for me when I got to the property. I get there and NO tools NO supplies or materials? I did inspections of a few of there properties and most are in poor condition with rat and roach infestation. Bad repairs being made to save money. I reported few bad area's in need of repairs and was told not to do them because it cost to much and to just cover it up!
All they want is to get tenants into the unit to collect the rents and have NO regard for the tenants safety or providing them with a clean safe pest free place to live !!
Stay away from South Oxford properties!!!!

I am writing to formally express my deep dissatisfaction with the service I received during my recent application process at Live Grandscape. My experience has been plagued with communication failures, delays, and lack of proper assistance, which has left me extremely frustrated and disappointed.
1. Initial Application and Identification Issues: In June 2024, I visited Live Grandscape to view a 2-bedroom apartment. The property met all my requirements and was conveniently located near my job’s new location, making it an ideal choice. After discussing the rental terms with Matthew, I proceeded with my application. However, when I attempted to select the apartment and submit my identification, I encountered an error indicating that the apartment had already been taken off the market. Additionally, I faced issues with uploading my ID due to an outdated driver’s license. Although I contacted the office immediately, I was told that my leasing agent was out of the office and would not be able to address the issue for two days. This delay was inconvenient and hindered my ability to proceed with the application promptly.
2. Verification Problems and Miscommunication: Once I resolved the identification issue by submitting my passport, another problem arose with verifying my daughter’s information. I listed my daughter, who is 20, as an occupant. Despite entering all necessary information into the system, we received no updates for several days. Upon following up, I was informed that her social security number could not be verified. I was told that this verification could not be handled over the phone and that I would need to provide a physical copy in person, leading to a second visit to the property.
3. Employment Verification Challenges: During the initial viewing, I informed the office that my daughter had recently started a new job and had not yet received her first paycheck. I was assured by a staff member that alternative methods of verification, such as a letter from her employer, an email from the company, or a bank statement, would be acceptable. Despite submitting the bank statement as requested, I was later told that the statement was incomplete. My daughter never received any communication requesting additional documentation or informing her of the issue, which further exacerbated the delay.
4. Poor Communication and Application Status: Throughout the application process, there was a severe lack of communication. I was not informed about the status of my application, and my rental history verification was reportedly not progressing because my current landlord did not respond to verification requests. I was not given any clear instructions on how to address this issue, leading to confusion and additional delays.
5. Refund Issues and Unresolved Matters: After selecting a new apartment on the 10th floor and waiting for another week without updates, I contacted Matthew for a status check. He mentioned a potential issue with a past payment at a previous property but did not provide any concrete solutions or further action. Eventually, I was told that the manager might not approve my application due to this issue. This conversation was confusing as I was led to believe I was speaking with the manager. I was later informed that I would receive a refund for my application fee, but to date, I have not received this refund. Attempts to follow up via phone, email, and text have been ignored, and I had to make a fourth visit to the property to inquire about the status of my refund.
6. Overall Experience and Request for Resolution: The entire process has been marked by poor communication, unresponsiveness, and a lack of professionalism. I was never officially informed of the status of my application, nor did I receive any formal denial or explanation. My online application portal still shows my application with no accepted or rejected status, only the price and deposit amount

This is the worst property management company our apartment complex has ever had and we have been through 3 prior to them in the 9 year I have lived here. Do not plan on anything being repaired or fixed upon their inspections, I don't even know why they do the inspections except to not be fined by the state. My air handler has been out repeatedly in the past 2 years since they signed on and each time we go longer and longer without air in 90-100 degree weather. Currently we have been without air since 5/23/2024 and are still without air. This causes mold and mildew yet they want to say it is not them it is you. The apartment complex has a rat infestation. Not an over exaggeration. They literally run around on the sidewalks at night and you can see them on the stairs and side of the building due to the neighbors being able to leave their trash on their cars,in the bushes, outside anywhere except the assigned receptacles. Was it fine they were outside, no it was disgusting but they were outside but then one got in my apartment and that was not ok. It bit my daughter which caused a visit to urgent care and then it took 2 days for them to get pest control out and he did NOTHING. He left glue traps and 2 click traps with the office and said she can put these where she wants. Let's also talk about the shootings 5 since November of 2023. Three outside of my apartment and one drive by on the other side of our complex. Do those people still live here that committed those crimes although it clearly states in our lease there is a no crime, violence policy? Yes , yes they do. Its ok to go outside and shoot at people. You can still live here and be among the rest of us that are not criminals and attempted murders. So long story short if you rent from South Oxford don't plan on the lease agreement being honored or actually followed by anyone especially when it comes to repairs, pest, smoking or violence. I have the GA Tenant/Landlord handbook and they have violated 90% of the standards which allow for legal ramifications. Calls have been made to the local code enforcement office for inspection and the state health department who suggested that I seek legal help.
