5/5 Stars for PHD Development. This was my first time renting a town home and it was such a great experience. The one time i had a problem with my toilet, they were there the next day! We renewed and stayed in the townhome for 3 years, and only left because we wanted a pool. I highly recommend renting from PHD Development!

I've been renting my apartment at Coral Springs fort 7 years now and PHD has been great. The office staff is professional and all my repairs have been completed quickly. I don't plan to leave anytime soon. I highly recommend them.

NEVER, under ANY circumstances rent anything through PHD Development. The person I spoke with today was the rudest landlord I’ve ever spoken with—and I’ve owned and rented many properties in both FL and CA, and in numerous cities in each. And including renting from leasing agencies and developers as their tenant.

On top of being rude—they exercise extremely predatory practices, with an unreasonable amount of hidden costs they don’t disclose until after you sign a lease and provide a deposit=illegal. And despite me proving and supplying credit check and financial disclosures, they required I pay $20K cash deposit to be approved to move in - I thought initially because I don’t have “traditional employment” pay stubs and verification (despite me showing and proving there was more than enough $ in the bank), but after today I now know it’s so they can do what every other shady landlord attempts to do - and has attempted to do to me, though never successfully on their ends.

Only after having recently started residing here, and discovering all kinds of other ongoing risks and dangers that they were made aware of in writing (like black mold and unsafe stairs and staircases), documented and provided to them in Sept during my initial walk through inspection in the hope they would comply and remedy, which they did not and have not.

And all of which thereby also making it unsafe and unsuitable for occupancy (=“uninhabitable” according to FL State Law terms and definitions - with FL State Laws superseding any release of liability or other claims PHD tries to state and claim on their rental agreements—because most people are not as experienced, trained and well versed in law, the various court systems, various classification and degrees of offenses and which court handles what matters — and which laws supersede others.

I just wanted to take this next year to relax and remain down here only so long as the current school year is in effect so as not to disrupt my daughter’s education…then move elsewhere in FL where I own a home outright…but here we are PHD, thanks to you.

Knowingly taking renter’s $ knowing full well and beforehand that the property is unsafe and uninhabitable due to black mold presence - which I noted and documented in my initial walk through paperwork - yet they never properly addressed nor resolved, which is a known violation of Florida Statute 83.56 which prohibits exactly that, due to the widespread, well known and well documented severe and potentially fatal consequences of black mold exposure… which is exactly why it’s illegal, and exactly why I sold my own property, because the only way to eliminate it was to doze it…so I sold to a developer to doze and rebuild multi unit.

I solely rented here because I wanted me and my daughter to have a nice, relaxing and luxurious one-year period (lease term) so that we could grieve and recover from the recent deaths of both my brother and father, without added worry. Which now you’ve ruined and cost me a ton of $ lost due to the inhabitable conditions, which will require me to relocate us to our own home elsewhere in FL that is owned fully and outright.

To PHD—I can’t wait for you to read this. Go ahead and Google my grandfather Philip Dressler, my father Robert Dressler, and myself Katie/Kathryn Dressler. My father received the City’s Honored Founder Award just last year (Nov 2023) because we are one of the oldest founding families with family members still alive and living here in SoFL today (with me and my daughter now being the last). But we will not be residing here much longer after this experience with PHD.

So you’ll be hearing from me soon—after this hurricane passes. Congratulations on making a huge mistake by trying to prey on me and my daughter even further, and causing us even more harm and damage - when I was willing to pay your exorbitant cost of rent until you chose to try to screw me, then charge me even more.

DO NOT RENT WITH PHD. They constantly pay to delete their Google reviews. PHD is the shadiest slumlord company ever. They steal your money, they scam you, they take forever to do repairs, the homes they rent out are beyond outdated & very dangerous, they don’t have an emergency maintenance line, there is no one to contact over the weekend with emergencies, they never answer the phone Monday-Friday and not a single person speaks English. It was a nightmare renting with them. I’m traumatized and it’s given me severe health issues. PLEASE do not rent from them. You WILL regret it!!!

Most horrible property management company. Great to get into a place, but horrible when they need to fix something properly. Takes forever and they charge you a fee to have any maintenance done. But, never done correctly. No one answers the phone. No one speaks proper English or even enough to relay a proper message. Paying high rent and I’m talking high. I should not feel like in live a in a ghetto townhouse for the amount we pay! Renters beware!
