We've used Precedent for a few years and have had several CAMs. Our newest, Cheley, is not very professional. At our last ZOOM meeting she was constantly flipping her hair while seemingly eating her lunch. When concerned owners asked questions she was dismissive and left questions unanswered.

Update! We are now paying for her to have an office in our clubhouse and paying for all of her office supplies. - One of the worst property management companies in Florida! Cheley is our CAM and she Is extremely rude and disrespectful. They rarely send out bulletins or post minutes in a timely manner. They sent out the wrong information and I'm sure we are billed for it. They don't even have the courtesy to wave late fees due to hurricane Helene. They definitely do not care about the communities only making money.

Precedent management company is horrible! They are profiting over this hurricane. I've lived in Valencia Lakes for 18 years and have never had a problem with the HOA management company. I have tried for weeks now trying to talk with someone on the phone. I'm still waiting for a phone call. It's crazy, ridiculous and so unprofessional. Do not hire this company for your community!

It is Nice to know Nicole at Precetent Management, and I can tell after our conversation today, she is pleasant to speak with and completely professional.

My experience working with Kervin Charles has been great in these past few months that he has been assigned to our community.

He is very responsive to emails and questions. My do to list has been addressed every week.

Also Christine Stamp and Wendy Murray have helped address many questions with our election process.
