On behalf of the Labueux Apartments LLC, we would like to provide this client testimonial to Peter Dacko for his extraordinary ability to maintain the integrity of the contract, negotiate roadblocks and objections and close on a portfolio of ten apartment buildings, many of which had nonconforming units, without any re-trades, limited due diligence, and a 50% LTV.
The properties first went to contract six months prior to its closing however, breached contract after completing its 4-day due diligence.
Peter was able to place the properties back into contract with the same buyer without any due diligence. When the properties missed deadlines such as loan commitment and closing date, Peter negotiated pass through deposits thereby increasing the probability of a successful closing on behalf of the sell-side. We would like to take this opportunity to congratulate Peter Dacko in orchestrating the disposition of our hotel on Federal Highway.
Peter never wavered from his responsibilities of providing exposure, advice and the leadership necessary to get the job done.

It was not an easy sale to transact. The property 1st went to contract in November 2019 and was cleared to close in March 2020. However, due to coronavirus pandemic the purchaser opted not to close escrow. Because of Peter’s close relationships with both the buyer and the seller the transaction was rendered void and no further actions were taken. The same buyer tried two additional times to purchase the property however underwriting guidelines would not permit financing on a hospitality property. This scenario played out two more times.
Due to Peter’s diligence efforts, he located a purchaser who had a different objective for the real estate. The property would be operated as a motel during the near term and would later be redeveloped to represent the properties best use which allows for 10 stories in height and a 3.0 FAR.
It is also significant to note that Peter negotiated the sale of my contiguous properties to the same purchaser creating a unique development opportunity and allowed me to maximize my investment by achieving top dollar.
Peter created excellent market exposure, skillfully negotiated the sale, managed escrow and successfully closed my property at full ask. He also prevented any re-trades from taking place.
I have recommended Peter in the past many times and will continue to do so, because I know he looked out for my best interest at all times and will do so for others without exception.
