I recently moved to Harcourts Avanti from a different Property management company and Jason has been fantastic since day one. He was able to address all of my concerns satisfactorily and help with the transition from the previous company. When it was time to get my house rented, he was able to get it on the market and rented at the original asking price. He kept me informed at all times and actively worked to get issues laid flat. So far this has been a great experience, Thank you Jason, Ashley and Layne!

I have worked with them on about four different occasions and it’s always a delight. Being a vendor. I see many different property management companies, and believe me when I tell you not all PM Companies are created equal. Harcourt-Avanti is always on top of their game!

I highly recommend Avanti as a property management firm and Justin as our property manager. Justin did all the heavy lifting with the photos and the listing, resulting in our house renting out in 1 day at full asking price/rent! We are now in second month of the lease, and everything has gone as smoothly as I would imagine. We live on the other side of the country, and Justin is doing a great job keeping us informed. We know that we are in good hands with Avanti and lose no sleep over our house being managed by them 3,000 away.

I had previous experience with renting out a house in Michigan for 8 years, while living in California. I know that good property managers are hard to find anywhere in the country, and I know that we have a good thing going with Avanti. As Justin, Drew and Ashley would attest, I am the kind of person that asks a lot of questions and reads in detail every document that I sign. They have been very patient with me, answering every question and demonstrating at each step their experience, professionalism and thoughtfulness.

We hired Harcourts Avanti as the property management company for our condo. We moved across the country and couldn't manage it ourselves. The communication and follow through with us and the tenants was lacking. I always had to call to get any information. We had a flood in our condo unit and the tenants said communication caused them confusion. It took the tenants almost 2 months to move out of our unit to complete the remediation. We did everything the property manager advised. We got sued by the tenants and went to small claims court. We lost the case and had to pay the tenants for one month's rent. Brandon was at the court hearing online and when the judge asked him if he had anything to say. He said no. The whole point of him being our witness was to speak on our behalf. Brandon tried to speak up, but only after the judge gave their judgement. It was too late at that point. I never leave reviews and felt I had to for this company. I wouldn't recommend this company to anyone.

We leased a property in Solana Beach through Avanti. They don't care about their tenants. Our property manager Brandon was unresponsive unless he needed something. Mushrooms were growing out of the ceiling in the laundry room and Brandon tried to tell us that they weren't mushrooms and that it was bacteria (as if that made it any better). A restoration company came in to look at the water damage and originally said it would be about two weeks worth of repairs. Within two weeks it turned in to a whole home renovation in which me, my husband and our two young children would be kicked out for 45-60 days. They told us exactly what to say to our renter's insurance to be sure they would cover everything ("total loss due to water damage"). However, our renter's insurance only covers what we own and not the bad plumbing that is the homeowners and property manager's responsibility. Brandon admitted to us that they have neglected the property for several years. It eventually got so bad that we broke our 12-month lease after only being there 7 months. Meanwhile, the owner and property manager decided to continue with the balcony remodel/restoration while we were still living there. If we opened up our upstairs (main living area) sliding class doors, it is a 20 foot drop straight down to the ground. How did they think this was acceptable or safe especially since we a have a 3 and 5-year old? We couldn't wait to get out.
