My opinion on this company is that they are incompetent my experience has not been as good as they promised at all. I know most reviews on here are from a tenants perspective. However I will review from an owner’s perspective.
They really mistreated my tenants and I didn’t know about it, my tenants weren’t even welcomed when they moved in and they weren’t even given keys, they had to drive to the office on move in day with 2 U-Haul trucks to get keys. My tenants also said that the house was not cleaned even though I was charged a cleaning fee. My tenants had a broken fridge since move in and I didn’t know about it, and they said that every time they call the office they’re are treated poorly and rudely and require multiple calls. When I found all that out I connected all the dots and realized that Malt realty also mistreated my previous tenants which caused them to damage my house and to move out early. They also didn’t disclose to me that my tenants wanted 2 year lease because they make money by flipping tenants. When I found all that out and fired them and showed them why because I have it all in writing, they took a whole year of management fees from me per their contract. So they get to do wrong by me and not uphold their side of the contract by taking care of my property and tenants but then enforce their contract and take my money just because they can and have my rent and get away with it. DO NOT use them if you’re a good person and care about your tenants’ experience.

The highest praise I can give Malt Realty is that I have just signed my 7th lease with them, my 6th renewal.
I value that I can visit their office personally, whether to discuss a problem, or simply to hand-deliver my rent check. That personal touch and being received with a small-town friendliness means a lot.
The other aspect I so value in my relationship with Malt is their always-timely response when something arises that needs attending to. They are Johnny-on-the-spot with maintenance when need be, with problems big or small. They work with quality contractors, and they have my back in the rare event of a communication breakdown with a contractor. They are also an excellent go-between, between my condominium owner and me.

I am now in my ninth 1-year lease with Malt Realty. That says more than anything.
Whenever I call them with a problem or a needed repair, they get it scheduled at once, then take care of it as quickly as can be done. Within a week for many items. And always with excellent communication in the event of delays.
The staff is great to work with, every one of them, always friendly.
Finally, they've excellent subcontractors, subs excellent in their wok done and in their communication.
I've only words of praise for Malt Realty, and to say this is a pleasure. Five stars, hands down!

I've partnered with Malt Realty for over 7 years on my townhouse in Ft Myers. The entire property management team is always right on top of any issues and rent collection is easy. From vetting the right tenant to maintenance issues everyone from Joyce and Rosa to Connor is always responsive and communicative.

On the sales side Mike Hange is informed, proactive and extremely diligent in all matters to get the deal completed. I enjoy working with him!

I highly recommend Malt Realty for your Ft Myers real estate needs. They are top-notch!

Update:
I would like to make it clear this review is from a few years ago. I've been informed that Malt no longer manages this building, and after the review they reached out to me. To make it extremely clear we left a brand new in box filter and also replaced the in use one and we were still charged. Also some of the listed issues were related to a neighbor and possibly the owners of the building. I do appreciate that they reached out to me. The following is from a few years back and was a frustrating experience, but hopefully they have improved and it does seem so as I appreciated the phone call but we disagree on how the situation was handled:
(I've updated my review to 3 stars because I appreciate them reaching out and attempting to clarify a couple some of the issues but would have appreciated a better resolution at the time, also would like to make clear our initial impression was positive, these issues were mostly due to the handling of our move out and this review is left so late because I thought I had left one prior and couldn't locate it)

Consider another property management company especially if you're a renter. Me and my SO lived in a property in Downtown Fort Myers managed by Malt. For the most part things were ok. We moved in and the unit was a little dirty but we sort of expected that moving to Florida. The biggest issue was when we moved out. They charged us for items that we cleaned/replaced: vent filters even though we replaced and even left an additional brand new one in the unit. What was really frustrating was they charged us for carpet cleaning (we cleaned them looking better than we arrived) but they required professional service... Eh fine I guess it was in the lease. Then very shortly after they uploaded photos with the carpet completely replaced (was in rough condition when we arrived)! Also they tried to get us to keep the electricity in our name even after we vacated. It wasn't the worst experience but far from the best. One more positive just to balance out the negatives: we had a lady of the evening living near us.. they did send someone over real early one morning to yell at her through her door so that shows they care about smoking in the building? Oh one other actually positive they did send a check for the vent filter a month later after complaining. But renters beware they will attempt to charge you for items even if you clean so when choosing a unit through them factor in that you will lose most of your deposit.

I did not have to stress one time during my moving process as I knew Malt Realty was reliable and easy to get in touch with.
