I contacted Dr. Balcony for my SB721 inspection, including my unit walkway and stairways. While they offer an app for property managers I preferred to call them directly. They manually entered my information and promptly scheduled the inspection. The inspector was professional punctual and thorough. The pricing was fair and the license was issued on time.

Joseph H was one of the most pleasant and professional vendors I've worked with in recent years. All the homeowners also praised his work ethic while at our property.

My first negative review, and it’s well-deserved. Avoid this company at all costs.

They completely disregard proper inspection protocols. Without any clear necessity, they drilled a thick hole into our balcony. Their staff, lacking proper training and insurance, was unprofessional and unsafe. When I questioned the inspector about his safety, he admitted that he would have to pay out-of-pocket if an accident occurred, as the company doesn’t insure him. I had to explain that his employer should be responsible for that.

To make matters worse, they sent a technician with an inadequate ladder that couldn’t safely reach our ceilings. On top of that, the inspector didn’t have the proper equipment to determine where to drill and ended up creating a large, unnecessary hole in the wrong spot.

When I raised these concerns with the general manager, Rachel, she responded by yelling at me and informing us we would be charged a rescheduling fee along with the full work estimate. Despite all the issues—lack of proper tools, expertise, insurance, and professionalism—they had no response other than demanding payment.

This company is unprofessional, unsafe, and extremely difficult to work with. Please learn from our experience and stay far away.
