I was able to reach out to Miranda The Leasing Manager directly when I found the rental I thought was right for me. She was there assisting me step by step keeping me in the loop of what was needed next so I was able to get the property. She was wonderful to work with and now I will be moving in soon.

Long story short: DO NOT RENT WITH EVERNEST.

Our property was first managed by Patriot, who became Evernest. This is where the problems began. With Patriot, phone numbers and emails of their staff were communicated to us when we signed our lease. This stopped immediately when Evernest took over. We had zero phone numbers for any of their employees and their email communications require a text message followed by a multi-day wait to initiate a conversation. Their call center didn’t forward our request to our local Evernest office, so it took us 2 months to actually get in contact with someone regarding our lease renewal. We emailed Evernest about a partial lease extension. After receiving no response, I reached out to our landlord directly, who told us they were in an “agreement” with Evernest that would not allow this. Evernest finally responded saying the landlord wouldn’t allow a lease extension. When asked if I could speak to a superior, I was told they were “too busy to meet with tenants”. I am more upset by the lack of reasoning and clarity as to why the lease couldn’t be extended and why I couldn’t get in contact with anyone in the first place.

On March 26th, 2024, we were notified of our annual in-home inspection which was scheduled (without our consultation first) for April 16, 2024 between 9:30-12. On April 16, no one showed. 56 days later on June 11, 2024, our inspector showed up unannounced.

Now we move on to showings for future tenants. Per Evernest, we are given “24 hours notice” for each showing. The first showing gave us 2 hours notice. Our personal belongings were still in the house and we were asked to leave the premises. The applicant showed up 45 minutes late, only after we scrambled to make sure our personal belongings were secured. It is beyond intrusive to be told to leave the house we are paying rent for, with our belongings left behind, for strangers to enter, AND photograph and video, our home.

After this incident, Evernest allowed us to stay home during showings. This was until we were out of town and declined one showing, which was when our ability to approve or decline showings between 9-5 was revoked. This notification was provided to us 20 minutes before the showing we had previously declined. In Evernest’s own words, “This adjustment will help streamline the process and accommodate the needs of both the prospective buyers and the current tenants.”

Leading up to move-out day, we had 3 questions; whether or not someone would be here to check us out, and what time we had to be off the property. This was Evernest’s response:

1. Move-Out Inspection and Keys:
* While a representative from Evernest won't be present for a walk-through on the exact move-out date, we will complete a move-out inspection within 3-5 business days following your departure.
* To expedite the process, you can drop off the key to the main door of the property at our Woodbridge office. Please leave all other keys and fobs on the kitchen counter.

2. Vacating the Property:
There's no need to be out by a specific time on (date). You are welcome to stay in the property until 5:00 PM.

We had to drive our keys to Woodbridge, VA. This took us two and a half hours round trip on top of the actual task of moving out. We inquired about overnighting the keys or locking them in the residence upon our departure and were met with this response:

3. Returning Keys:
We understand the Woodbridge office might be inconvenient. Here are your options for returning the keys:
* Preferred: If the office is open during business hours on your move-out day, you can drop off all keys directly.
* Alternative: If the office is closed, you can leave only the key to the main door in the mail slot of the front door. Again, please ensure it's clearly labeled.

We were notified today, 30 days after moving out, that our security deposit will be partially refunded. I don’t even care enough at this point to go into details or fight back because I’m so exhausted from dealing with them. Good riddance, Evernest.

Can't recommend at all.
Horrible customer service, ridiculous fees for everything, little to zero communication throughout the process, pressured my clients with 24h deadlines "or the property goes to the next applicant" regardless of payments already being made, but take minimum 30 days to write a referral check - given the extremely bad service from start to finish I am not surprised (started with not being able to get inside the property at the agreed showing time because lockbox details were not communicated, to them not responding for days to my client's move in checklist that pointed out issues in the property (and which also had a deadline on it - of course) and everything in between. On top of that I highly doubt the agent EVER saw the property in person - we asked if it will come with a washer and dryer (which both were not there when we first have seen the home) answer was NO. Moving day comes and ta-daaaa there is a washer and a dryer. That's just one of many examples. Just stay away from them unless you're in need of constant headaches

Recently I've worked with Vernie De los Reyesand needless to say, best costumer service yet. Vernie has super helpful and understanding. If I decide to move again, I will find a property that's ran by Evernest.

The worst rental management company I've ever had to work with.
The property I was renting was previously managed by another company, whom I had no issues with. But halfway through my 2 year lease, it was sold to Evernest.
All maintenance requests took weeks to get any response.
And after I moved out, they became even more difficult. I was given conflicting information from different people at Evernest on several occasions. Then was charged multiple unfounded fees withheld from my security deposit. When I left the property in nearly perfect condition.

DO NOT RENT FROM THIS COMPANY!!! They bought RPM direct halfway through my tenancy. Upon move out they tried to charge me over $5000 for things that were already broken/damaged/aged when I moved in. I am contacting an attorney. Avoid at all costs!
