Would not recommend renting from them under any circumstances. House was not well maintained when we moved in, then upon move out they tried to charge us for a bunch of things that were either there before or just made up. Upon trying to appeal the charges they ignored us for months. I can not stress this enough, DO NOT RENT from them. I've had other landlords and they been good about this stuff, these are the only people I've had a problem with.

Shout out to Kim (property manager) and Dave (repair man). They were always so professional and kind when I needed their help. I always got prompt support and service from them as well. I hated to move so soon but I couldn’t turn down a big promotion, but Kim worked with me and got me a new renter in a blink of an eye! Hats off to them both and I will always be so thankful for all they did for me while I rented in Alexandria, VA!

We rented a unit from ARMI for 6 years. We moved out in July of '22 and like all the other reviews we did not receive our full security deposit back. We left the unit vacant for 2 months prior to our official move out date. During that time frame we had the unit professionally cleaned, had the carpet cleaned, and the unit professionally painted. The carpet in the unit had not been replaced for a minimum of 10 years. After we moved out we got deducted a charge of over $350 for a "pet smell" in the unit. This is an absurd charge as the unit was left vacant for 2 months with the fans running for circulation, carpets cleaned, and the unit professionally cleaned and painted. Be wary this company will find the most minuscule detail to rack up the extra charges at move out time. All this after, on the move in inspection they managed to miss inspecting an entire bedroom and bathroom. The standards for the move in/out inspections are held to completely different standards, and they will do whatever necessary to not refund your whole deposit. Good luck trying to get in contact with anyone either. It took multiple attempts to even get an email response. Not a great way to run a company, good luck if you sign a lease with them.

As others have stated, ARMI is an unorganized company as a whole.

I rented a home from them for a little over a year and luckily only had a 2 maintenance requests.

1. Air conditioning stopped working in the middle of the summer(stuff happens), but it took them a month to fix it. Absolutely no way to comfortably reside within the home. I think tenant laws give them 7 days to fix the issue, but it took them a month.

2. The homes hot water smelled like eggs the entire lease. The entire lease. No efforts were made to rectify the issue.

I lived in the home alone, had a maid come biweekly and had my grass cut twice a week.

Move out time comes and the home is in better condition than when I moved in and they dinged me for small scuffs on the wall from moving out that could have easily just been wiped off.

They charged me almost $400 for just mowing the grass lol. Not even the whole yard, just a 60 yard section. $400 lol. $720 for some spot painting.

Long story short is I wouldn’t recommend anyone to rent from them and if you do, just don’t expect your security deposit back.

If I could give NEGATIVE ZERO stars I would ! Took $70 for an application & sent me a denial letter saying I needed to make $6,000 a month to rent an apartment that was $995/month. They are crooks & the woman at the front desk in Warranton is a pos.

BEWARE, DO NOT RENT from these criminals! We did not have potable water for the first two months of our rental. Could not drink it…could not bathe in it…could not do laundry. They will band-aid repairs if they bother to offer a fix at all. Delay, deny, and deceive are common tactics. If you do hazard to rent from them, read the contract with care, but don’t expect that their staff has or that they understand plain language in a contract. Every interaction is a hassle. And forget about getting a deposit returned. They will flag old and documented prior issues (e.g., broken windows, carpet stains, etc.) and charge for them on move out. A joke and disgrace of a property management company. Any property owner using them are would-be slumlords. One star is one too many.

ARMI has managed our property outside Warrenton since 2016. They have been an excellent company and very flexible for our needs. We would return to them when needed again.
