These apartments are perfectly fine, especially if you’re moving from out of state and not familiar with the area. There are plenty of amenities (pool, gym, outdoor gym, pickleball courts), the grounds are well kept, and the location is great. They arrange to have food trucks on site once or twice a week, which is nice. You’re also just a 10-15 minute walk to the beach or to Main Street.

The apartments themselves are kind of dated and don’t have the finishes you might expect given the high rent:
-The 1 bedroom layout is not ideal for 2 people since the bathroom sink area (with its bright lights) has no separation from the bedroom.
-The bathroom with toilet and bath is uncomfortably cramped.
-The apartment floors bubble up and the bathtub glazing also bubbles underfoot.
-Air conditioning is only in the living room, not the bedroom, which was uncomfortable during the heat wave we had last month.
-The window/sliding door glass is only single pane.

-There are sufficient parking spaces, but the spaces are too narrow.
-Maintenance is very good, though you probably already gathered that from other reviews. 🙂

-One word of caution: the lease break fee is quite high here. When I was previously considering moving out early, I was quoted a fee that was approximately 4 times my monthly rent.

The staff is nice here, but the complex itself is old, the units are pretty small for what you are paying, and the layout is very odd. Tiny kitchen and very weird "master" bathroom set-up. They have signs in the elevators encouraging residents to leave reviews on Google for the maintenance staff, which explains all of the positive reviews here.

My number one recommendation is to read the fine print! The leasing agent who toured us kept saying "You can apply with no deposit!" making it sound like you can apply without commitment. Unfortunately, the reality is that if you apply and are approved, you automatically "accept" the apartment and are responsible for prorated rent beginning pretty much immediately. My boyfriend and I learned this the hard way-- we applied, and when we decided not to move in a few days later, were hit with a $500 fee. There is absolutely no flexibility with the fee either-- the Eaves is not a friendly community, they're a business optimized for profit.

Seeing how they handled this made us glad that we decided not to live there

When my girlfriend and I first moved in to Eves Seal Beach, we loved it. It was like living in a resort. All the amenities were functional. One year into living here, management and staff changed, and things started to go wrong. Starting with the water heater in the building we lived in, it was always breaking down. It's a huge inconvenience when you try to take a shower in the morning before going to work, and there's no hot water. We'd submit a repair request, and all we got back for weeks was that the vendor was waiting for the repair parts to arrive. This happened several times within months. More recently, the gym has been in disrepair for months and we got the same reaponse....they're waiting for the vendor to receive the parts. And the elevator has broken down twice in as many months. Its quite the burden when you're leaving for the airport at 5 am, and you have to carry your luggage down the stairs because the elevator isn't working. The same inconvenience with the hot tub. Always breaking down, always waiting for repairs. I don't know how they justify charging the rent they do. And if you live on the third floor, you get all the smells from the apartment below, cooking, Marijuana, etc. Parking is a nightmare.

This was the second place that I looked at when I was apartment hunting. I fell in love with the community, amenities, big balcony, and especially the dog park. Got to walk around the grounds and met such friendly residents and their pups. I definitely saw myself living here with my own two pups and let me tell you they absolutely love their new place. So much space, grass, and trees all along which creates a nice getaway from the city. A nice change from the loud and busy downtown Long Beach where we came from. It’s peaceful, quiet and I feel safe walking the grounds with the pups at anytime of the day.

I read some of the reviews about parking but there’s always parking! If you come home a little later you might not get to park as close as you’d like to your place but there is always parking. If you would like to have your own reserved parking you can do that too. What I love is they offer guest parking for 72 hours but there’s also plenty of outside parking for guests.

I think what sealed the deal for me about this place was Nicole. She was so warm and welcoming and helped run the process of renting so effortlessly. She listened to my wants and took care of everything that I needed before moving in. My lease was up and I didn’t have much time. I could not done this move so quickly without her. I love that there is wonderful staff like Nicole here at Eaves. This is a big change from my former place in downtown Long Beach and I hated dealing with the staff there. So thank you very much Nicole for taking such good care of us!

The Saturday maintenance team, Efren, Juan, and Beto are the best! We can always rely on them when we run into an issue at home. We always have a good laugh and a smile when they come to visit. Very detail protected and they get the job done!

DO NOT MOVE IN. I have been here 3 years and the place used to be great. Matthew took over and it has all gone to hell, including a hot water boiler that has been down for almost a month. No hot water, no showers, and of course no discount or anything just a "too bad, its our vendors fault".

Now if you are paying cheap rent, you expect that. But not here. They WILL raise your rent 10% EVERY. SINGLE. YEAR. So be prepared. I would always try to lock into the longest lease, because every time it expires it WILL increase the maximum allowed by law.

I have had multiple friends ask about moving in here and I am so glad I persuaded them not to (otherwise they might not be my friends anymore). Based on the high amount of vacancies, I would say I am not the only one.

This review is for Rafael F, Maintenance Technician 3. I live in a sister apartment complex of Eaves that he is filling in for one the maintenance persons. When I parked earlier today after work, I notice a car issue. Raphael was friendly, professional and went out of his way to assist me. I am really grateful for his help and I would not remedy the situation if I was by myself. Eaves does an excellent job employing people with great customer service!
