Your properties deserve 0 stars.

I live at the Gio apartments in Plano and never in my life experienced such poor living conditions. The apartment is infested with gnats. my air conditioning has broken 3 times and my garbage disposal has broken 3 times. This is all within 6 months of living here. The manager and employees do not care about your living conditions and per my lease agreement and by law my apartment is supposed to be an habitable environment.

I will be calling tomorrow morning and in the event that I do not receive a response in a timely manner. I will be providing this property management and the apartments information to my attorney outlining your inability to live of to the terms of the lease.

Live at Fitzroy in Burleson. Resort Pool is now shut down until further notice because nobody polices it either during or after office hours. Pathetic management at corporate and local office level. So many people in the pool the last two weekends the health department shut it down. Nobody polices for non residents using it or for illegal activity occurring. Father’s Day weekend it was filthy dirty and the chairs were stained with dirt. As much as we pay here one would think you could figure this problem out!!!! Truly pathetic.

I’ve lived in my apartment complex in Charlotte, NC for several years. Recently, Highmark took over. Since then, this place has been awful. The property is littered with trash. There have been several shootings here and the security is practically non existent. When it was owned my cortland, if there was ever a safety issue they would send an email with details of what happened and how they planned to fix it. Security was all over the premise. Now, I no longer feel safe in my own home. I pay way too much in rent to be scared to live here. I’ve sent 3 emails and a text about when our online resident portal will be back up and running so I can pay rent and put in service requests. No response. My neighbor who has 2 small children hasn’t had working AC for 3 weeks. The pool is FILTHY and bright green. No ETA on when that will be fixed. I hate living here now and truly can’t wait for my lease to be up.

Sharing my experience! I moved in Providence Place in Denton Tx on Jan 5, 3 weeks later I get a call saying my file got audit. How so soon? My live-in aide award letter has a name on it along with hers, I was told that the other person name have to be removed. But that person is gone for 13 weeks, I also was told that the audit have to be done in a matter of time. But they let us in with this same document. Why the audit didn’t see it then? I expressed how they allowed us to enter and that this was their mistake and the reply I got was we all humans and make mistake. That’s not helping this matter. Now my only option is to put in a 60 day notice & pay $1100 to keep my name and live in aide name clear of eviction when this was Highmark fault & they won’t even take accountability. I even came up with options to remove my live in completely off the lease or move out in 30 days they put nothing on our credit but they are trying to make sure they stick the blame to us by they negligent. This is NOT right!!

Baby plenty of people pay their rent on time but see that this complexes are not meeting their needs and it’s all falls back down from this property management taking over. People notice a difference. I personally love Phillips Property Management Company over this one and they have a local office in NC. 0 stars if possible hold your properties and employees to better standards.

I moved into Avida Apartments in Murray, Utah, a little over a month ago. I live with two other aduls, and we each have our own cars and have to leave for work during the week and sometimes on weekends. The leasing office currently only issues one parking pass per apartment and will not allow for a second or third pass. The street parking is horrible and there are no spots available to park anytime after 4pm. There is a parking lot in the middle of the apartments that is meant for people with parking tags, however it is always empty.

It's frustrating that there is abundant parking available and the leasing office still refuses to issue additional parking tags and forces residents to continue to fight for street parking. The street parking is not enough for this community and the additional parking lot should be used to help mitigate some of these parking issues. I want an explanation as to why this entire empty lot cannot be utilized OR additional parking tags issued to residents. I would understand if these additional parking tags had a fee that was added to monthly rent, but as of now, we don't even have that option. Please come up with a solution to this problem.

I’ve lived at Summers Crossing at 1500 Preston Rd. Apt. 1303 Plano, Texas 75093 for 15 years. Through the years and staff changes it is a work in progress. I’ve recommended this location to family and friends because it is location, well maintained, convenient to medical care, shopping, and sightseeing, etc. I’ve always have and still do feel safe even though it isn’t a gated community. The problem I’m reporting today as been on going since August 2023 with no resolve as of September 08, 2023. I received a email in August that I’ve been locked out of the Amazon Hub and would not be able to receive any packages in the future. I went to the leasing office to show them the email and to ask them to correct the problem. I was told it wasn’t their to correct I would have to contact Amazon Hub myself. I left the office and did as requested. When I reported the problem to Amazon they said they did not lock me out, or other residents at this location it was done at the location and they would have to correct the problem. Since I had a couple of packages that were soon to be shipped so I called the office and gave the information I was given and was told that Amazon was passing the buck and I was misinformed. So I called Amazon again and relayed to them what I was told. They told me when Highmark Residential Corp. brought into the Amazon Hub each location was given the software so they could add and delete residents. I related this again to a member of the staff I was told again Amazon was giving me incorrect information. During this back in forth conversations one of packages was delivered to my door by the leasing office that didn’t inform me they had delivered it. One of the maintenance personnel knocked on my door to left me know there was a package and it had been there for 2 days. Anyone could have taken the package thinking I was away but thanks to maintenance I have my medical supplies. Just this week I was notified by the company I had purchased from my package had been delivered. I never received a email with a code to pick up my package. Twenty four hours later I called the office and ask had they resolved the lock out issue. I was told again not their problem to fix but they would check to see if the package was at the leasing office and came back to let me know it wasn’t in office. I told him it was probably at the hub I was told when someone had time they would check. I thanked him and ask if he would let me know. He never responded back to me so I thought they were busy and I would hear later. Since my first package sit at my door for 2 days I decided to check before I retired for the evening. The package was there had I not checked it would have been there overnight. It’s called courtesy I know they are upset with me that i continue to report and request they work with Amazon to correct the situation. One of the staff members remarked that my tone of voice was not acceptable. I apologize but told them it seem to be the only way to can get their attention. I did not use inappropriate words nor was my tone loud enough to be overheard it was stern. When anyone pays for products and shipping all they want is to be the one to handle all their incoming mail. I appreciate your attention to this ongoing problem and I look forward to hearing back from someone that the issue has been addressed and corrected.

This company broke Colorado law and the terms of my lease by waiting over four months after I vacated the premises to return my deposit.

I also had many other issues during my tenancy at Uptown Square. I would like to have a phone conversation with a corporate manager regarding these issues and a formal apology for the way I was treated.
