A couple of years ago Stokley Properties was highly recommended to me by a well known local real estate agent. The first property I wanted to rent was a studio apartment attached to our home that required renovation. Joe Stokley met with me and helped guide the renovation process in many positive ways. His experience was so helpful. When the renovation was successfully completed the team at Stokley Properties took over and now the studio is rented to an amazing young couple. Based on this experience we used Stokley Properties to handle a renovation at my mother’s home and rent it. The renovation turned out beautiful and the first couple that saw the home rented it at higher rent (suggested by Stokley) than initially anticipated. The team at Stokley Properties is professional, experienced, responsive and great to work with! Their online system and reports are excellent. I highly recommend Stokley Properties!!!

Property manager's for our house in Pleasant Hill from the start of their company.
Good experiences and not so good experiences. One PM in particular was just not up to the job. When we switched PM's to Adrian we were very satisfied with him. He was excellent in communicating with us, great follow up and an honest, friendly manner.

This company will rip you off! Rented a property and left it clean just so happen 1 or 2 piece from the sliding door blinds is broken because its old and brittle looks like its been there for years since and i can tell that its been repaired already since there are clips holding the blinds. I'm already expecting that they will charge me for that. But not an arm and a leg. They charged me $750 plus for a bnew blinds where in fact a brand new set at home depot is only $99 they only return almost half of my deposit. I asked for an explanation but they never responded back!

Very poor communication from Stokley properties. I never had an official walk through by the manager where items were checked off as already damaged or what condition that they were in. So wouldn't you know it when I moved in on Dec. 17th, 2022, the furnace was broken. If I recall correctly, there was a gigantic tropical storm that hit the entire California coast line. It was comparable to a hurricane for California's standards. We didn't get the furnace fixed for well over 3 weeks because Stokely doesn't communicate in a timely fashion. Were we compensated for this unfortunate encounter? NO! Furthermore, about two weeks after we got the furnace fixed, our hot water went out. Again it took over 3 weeks to coordinate with Stokely to find a suitable vendor to fix the hot water heater. Were we compensated for this catastrophe? NOPE!!!!!!!!!!!! This is how we spent our first 3 months living at a Stokley dead smack in the middle of winter season. If I recall again, there were 2-3 very fierce tropical storms that hit the Bay Area during this span. Did we complain or get offered compensation for having to deal with a situation without an official walk through in the middle of a severe winter? NOT AT ALL!!!! In fact, we never complained about anything as being great tenants who took care of the property and paid rent on time without any problems. When I had the walk through with a manager July 24th, 2024, I was told that maybe they would ding me on the grass and the wash machine window being dirty. I cleaned out the washing machine window immediately before her left. On the 30th of July 2024, I wrote an email to the manager asking when he would know what Stokley and the owner were deciding for my deposit amount. Once again, the communication with Stokely has been super poor and I never heard from the manager again. In the email I explained how the first manager never gave me an official walk through and that I spent my first 3 months living at a Stokley property without a heater or hot water and I will contest this if my entire deposit is not given back. Today, I got my deposit back minus fees for steam cleaning carpet and reseeding the grass in the back. I paid to steam clean the carpet on May 14th, 2024 and I bought seeds for grass for the lawn. To me, Stokely owes me the full credit of that they took off for steam cleaning and reseeding the lawn. Stokley and the Owner nitpick over items to be fixed and lessen my deposit when I was an outstanding tenant and custodian for their property rental.

I recently started renting with Todd Burgos of Stokley Properties in Walnut Creek, and it has been nothing but smooth sailing.

The application process was seamless, and Todd is always available to answer any questions or assist if necessary.

The online portal is a great tool to track account balances and make any maintenance requests should I need to. I feel like I’m in great hands with this property management company. Really looking forward to continuing my relationship with Stokley Properties.

Communication skills are a bit questionable at times I'm not a tenant Or owner I give them a 1 star review because 1 I was told that I didn't have to pay to see the property and no one wanted to come to the property to let me in so I had to pay in order to view a property that they want people to rent. I mean I can say that they're legit in a sense but very money driven because I understand that the property that I was viewing was not what is in the best area or the highest price range doesn't mean that I need to pay to have a door unlocked just a view of property
