Premium Properties will steal your deposit if you're a renter. Beware. We rented an apartment for 6 years, and that apartment came with old, worn out carpets. When we moved out, they demanded we have them professionally cleaned, although they indicated the carpets would be replaced. Again, they are well over 6 years old and threadbare in places. We vacuumed extensively and the apartment was spotless when we left, but they took our money anyway. This is theft and goes against California Rental Law.

We rented a home in Walnut Creek from Premium Properties for the past three years. It has been one of the best experiences I've ever had renting a property. Everything from the initial showing, to signing the lease, to correcting a few very minor maintenance issues, to moving out was a breeze. The property itself was beautiful and well maintained. The team is very friendly and responsive. Their web portal is incredibly easy to use for paying rent and submitting maintenance requests. The few issues we had were corrected within a couple days. Other things, like tree trimming and gutter cleaning, was arranged directly by Premium Properties and we were notified well in advance when those things would happen. If you plan to rent in Contra Costa County, this is the first, and only, place you should work with.

We retained the services of PP for over 14 years from 2004 to 2018. They provided excellent property management services for our townhouse in Walnut Creek, which was rented out with PP through this period. They went above and beyond the standard services expected from similar management companies. The owner of PP, Kirk Shultz, and his office staff were very efficient throughout the years, and we cannot say enough good things about them. As part of their efforts, we had the highly unusual good fortune of having the same renter for almost the entire period. They kept effective communications with us and the renter, and the property management company and the home owners’ association of the housing complex. Their accounting system and documentation were highly user-friendly, very seldom requiring any involvement by us. He referred us to several competent and reliable contractors for remodeling/refurbishing the place. The contractors provided excellent workmanship, and we were able to work with them remotely from the east coast. Due to Kirk’s established relationship with the contractors, the remodeling work was completed on schedule and within budget, and making our relocation to Walnut Creek so much easier. We highly recommend Premium Properties to prospective property owners and renters alike; you are guaranteed the same high quality and reliability of service that we were able to avail of for over a decade.
