Betsy could win the honor of top-tier property manager state-wide if there's a championship. Betsy had been my property manager for rental affairs since 2018, and in August 2021 acted as the seller's broker to sell my property. I will need to review her works separately as they are equally outstanding. During the 3 years acting as a property manager, she succeeded in ensuring that each month's rent is paid on time, and she did well in minimizing the maintenance expenses. Since 2018, there were like 2 or 3 groups of tenants that had rented the place. For each tenant, she rigorously conducted interviews and select those with the most appropriate background. It may be for this reason that none of the rental payments got missed or reduced, even during the very period of COVID. This is an achievement rather than just duty, in my opinion. If you Google "average property maintenance fee", there's the famous "1 percent rule" from US websites, estimating that roughly 1% of the purchase price will be used for property maintenance. In my case, Besty nailed it down to 0.5% on the 3 years average; I spent less than $2500 each year. It is strong proof of not just her professionalism but also her high level of professional ethics in striving for client interests. I occasionally got to know that when something in the property didn't work, she would carefully inspect by herself and avoid unjustified expenses. It seldom happened to me that a minor defect leading to a major replacement, as far as I could remember. The property was later sold in August 2021, and Betsy acted as my broker. After being listed, the property was sold 810k within a week, and the transaction was closed within roughly a month. The closing price was 50k more than another same-model, same community property sold 4 months ago. In contrast, we had a competitor property in the same community, but it was sold 799,900. This is 10.1k less than Betsy's bargain. It is also worth mentioning that when we sold the property, the market was in its cool-down period during the year. There was a renovated property on Clairemont Drive which was regretfully sold 50k LESS than its purchase price, and it was purchase 3 months ago. In contrast, Betsy sold my property 50k MORE than its listing price, and the listing price was approximately the closing price of a same-model, same-community property sold 4 months ago. Simply put, she made another price watermark for the community despite a cooling market. Overall, I highly recommend Besty as your property manager or transaction broker. Her professional endeavor will greatly help the growth of your wealth.
