I requested 5 maintenance requests as I had just moved in my unit. I was very impressed as they got it all done by the next day despite requesting it in the afternoon. the technician updated me through phone call throughout the process from evaluating the unit, to buying materials, to completing the service. Overall happy with the service and I hope it stays consistent

We've had very bad communication with adaptive in regards to building maintenance processes on more than one occasion. At times it felt like incompetence, other times it just feels like lack of consideration to tenants.
The most recent incident has been a major landscaping change that has drastically altered the appearance, feel, shade and temperature of the building, and came with no warning or explanation until multiple tenants pressured.
Back patios were unusable for over three weeks, maintenance teams were far from careful while performing their work, the installed solution is not satisfactory, and Adaptive still insist on being inflexible on how far they're willing to go to make it up to us for this fiasco.

Very fast about fulfilling maintenance requests! Christian helped us last time and did an awesome job. Submitted the request, and he showed up the next day and was done very quickly. Best experience getting maintenance at any of the apartments I've lived in.

So glad the person from Adaptive Realty I was working with (Franklin) ghosted me because I was able to do my due diligence to see how awful they are. I was having back and forth conversation to set up a showing when he disappeared into thin air. Coming to these reviews, it’s clear that was a massive blessing in disguise and shows just how unresponsive, careless, and terrible they would be as property managers. I’ll make sure to steer well clear!

I spent a little over a year at a property in Echo Park managed by Adaptive. My property manager Matthew always responded to my maintenance requests and questions quickly, and the maintenance team led by Henry was helpful and courteous. Any repairs I needed were always made promptly. A gardener came every week to tidy up the property. I was well informed on what to expect moving in and out and my security deposit was returned within the allotted 21 day period. I can honestly say I have no complaints about the management company and had an overall positive experience with them.
No Masters
Our basement storage has mold and water damage. It has spread into our bedrooms. Property Manager is MIA. The "contact us" text on the website doesn't work. (I was informed they see the texts but don't do anything) Lived in the property for 4 years and watched the space fall apart.

My building is managed by adaptive and it’s by far the worst experience I’ve ever had. My property manager has been MIA for over a month and the multiple issues we’ve been reporting for over a month, including black mold test results, have gone unaddressed by the property manager and the maintenance coordinator. They cancel our maintenance requests in the portal without addressing them. They’ve put plastic on our windows, effectively cutting off ventilation and have not explained why, or when it will be removed. That was 12 days ago and it’s still up. Despite dozens of calls, emails, and official maintenance requests we still have no answers. Also not to mention the extra fees they throw in on your rent that mysteriously go up every month. It literally feels like they are purposefully ignoring us so that we will abandon the lease (which at this point we would legally be able to) so that they can raise the rent for the next tenant. 90% of our neighbors have moved out due to the terrible property management and the insane increase in rent if you choose to renew your lease. Most of my apartment building is vacant because nobody can afford to renew their lease. If you want absolutely no communication, reliability, or responsibility in a property management company than adaptive is for you! I’ve had such a terrible experience that I’ve considered sending my resume to the owner because I know for a fact I could do a better job than my current property manager.
