WOW, this owner, Denise, has a HORRIBLE attitude and poor customer service!

I have a closing set for Monday next week (today is Wednesday, and Thursday is July 4th, so offices are closed), I am asking for the number that will be required to bring to closing. She tells me that there is an issue with title to the mobile home. I can understand that, but that is the sellers responsibility. I asked her 3 times, assuming that things get resolved and we still close Monday, what number will I need to bring? (I have still not been provided a good faith estimate thus far). I have no idea what the closing costs will be AT ALL! She's worried about prorations if we don't close Monday. I explained to her that I am not concerned with that. Again I asked her for the number for Monday if all goes as planned. She said she will get it to me as soon as she can, and I told her I am not aware of her capabilities (Although I'm sure it's just a few clicks of her computer at this point) so when should I expect it, and she said "I don't know." As if this was her first day on the job, yet she's the owner!
I'm just wanting to get my finances in line (cash purchase, no financing.) After pressing again, she finally said within 2 hours. Not to mention the ENTIRE conversation, when I was speaking she cut me off MULTIPLE times in the middle of me talking.
There are OVER 300 title companies in Lakeland FL alone, so please choose wisely, there has to be a better one that this (There is, I've used many others before.)

Wow! What a great experience from start to finish. Denise and her staff exemplify professionalism. As the seller, I was reliant on them to gather the required closing docs in a timely fashion. Knowing the lender, this wasn't an easy feat. My wife was having surgery and we were in the final stretch with closing scheduled for 10AM which came and went. Her staff stayed late on a holiday weekend to ensure the loan closed and payment checks disbursed before they left for the day. As an officer for Fifth Third Bank on South Florida Ave, I have first hand knowledge of their challenges with this other lender. Thank God for Advantage Title and the staff. Without them, this closing would've been delayed and pushed back after the holiday causing delays for the buyers and sellers. I've been doing business with Denise Brown and her team at Advantage Title Services, Inc. since 2006, and while I do business with several other really good, local title companies, I have built such an incredible level of trust and even friendship with this amazing group of people such that I consider them an invaluable part of my business and an incredible resource! As the owner of a small real estate brokerage, they provide excellent level of expertise and service quality to my and my clients. But I also have come to rely immensely on Denise due to her expertise in the area of real estate investment transactions which often involve non-traditional situations. For example, Denise is extremely well versed with Seller Financing deals, the use of Land Trusts, and so, so much more.

But there is another area beyond expertise for which I come to them often and that is their ability to deal with difficult and/or unforeseen issues that tend to arise at the last minute at a closing, AND their ability to stay calm and help people through the successful close even when tempers are high. There is just so much more I could say about Denise and her team that I could go on an on! But I will simply say that I hope I am their biggest fan, a raving fan!
