All County has been managing my properties over the past 7 years and my experience has been wonderful for this entire duration. Jeanine (current property manager) continues to deliver exceptional service by being very responsive to both tenants and myself. I feel confident the property is in good hands and know her/All County recommendations are made with the best interest of both parties in mind. What a difference! I used to work with another owner of All County and it was terrible. They never returned my security deposit and I could not reach or get any response from them for months.
A year later, I still had documents trapped in the All County system and luckily Jeanine is not in charge.
Shes amazingly professional and knows what shes doing. Shes helping me resolve all my old issues eventhough I'm not even an active client.
I didnt get the chance to work with Jeanine formally but from my interactions with her, I would highly recommend her!
The bad reviews here are all referring to John/Gloria the previous operators. JEANINE is the one in charge now and I hope the good reviews soon cancel out all the baggage she had to carry from the previous operators.

I hired All County Property Management to manage my property in January of this year and fired them after about 2 months.
When I began engaging with John, I was confident he was going to do a good job with my property. He was kind and seemed to know what he was talking about. However, the three months I spent working with him were a complete disaster.
Below is a list of issues I had with him:
1) He does not deliver invoices in a timely manner - I have yet to receive an invoice for services performed on January 15 (it it April 7). It took two months for me to receive an invoice for a drain clog.
2) My tenant had to pay me directly for the two months he collected rent. After one month of presence in the house, neither they nor I were set up in his portal. For the second month, my tenant was misconfigured in the system and his admin, Gloria, was poorly responsive. She blamed my tenant for the issue, even when it was clearly her fault.
3) Due to him, my tenants and I did not get along at the start. Due to the way he treated them, they became demanding. Once I began communicating with them directly we have a beautiful relationship. In fact, my tenants had so little faith in him that they waited a month for me to respond to a water heater issue (the email was lost) rather than report it to him.
4) We had an issue with the plumbing. The plumber said he needed to replace the toilet because it was too old to find parts...toilet parts are standard but it’s only $100 so I let it go. The next day, the tenants experienced a drain clog in a main pipe. Instead of opening the piping through the ceiling (which already needed replacing due to water), he spent hours trying to find it blindly. He told the tenants my plumbing was not up to code - it was original and was inspected. This caused ill will with my tenants. It seems he failed to properly clear it because the next day he had to come back and clear a clog between the house and street (he admitted there were no roots and it was likely the original clog moving down). The tenants advised the workers were slow, smoked for 20 minutes out of each hour (and left their butts in the yard) and one contractor smoked in the house (John defended him despite the worker being alone). The plumbers are not listed as licensed plumbers (only roofers and plumbers are required by statute to be specifically licensed) and he invoiced through a company name of a separate individual...the company cannot be found online. All in all, clearing a drain clog and replacing a toilet was billed at $1600.
While I looked at the number of stars John had before contracting with him, I did not read the reviews individually. That was stupid. As I read through the negative reviews, every bad experience listed resonates with me. Do not do business with this man. While he is nice and knowledgeable, it is clear he has more work than he can handle and there are indications his dealings with contractors include undisclosed conflicts of interest.

I moved into a unit with known issues and instead of All County being honest with me they chose to be deceitful. I should've been made aware upfront and allowed to decide for myself if I wanted to continue my tenancy or not. They continue to lie about repairs being fixed despite patience and reasonable amount of time given. The owners of the properties All County manages are just as bad! They team together to manipulate and lie. Every repair to be fixed has an excuse: someone on vacay, we're working on it, someone was fired and we'll be following up shorty. Expect for your apartment repairs to continue to go to the bottom of the list and never be resolved. Unskilled workers attempting to do work beyond their scope. If repairs cost too much to fix properly: forget it! They will stall you out. Save yourself the frustration and headache. Not professional. Non-responsive and easily upset when you try to follow up and simply ask: what is going on? When will repairs be fixed? Imagine that; They're angry for renting under false pretenses and instead of correcting the problems they continue to dance around it. For follow ups I had to reach out to them, yet each call to the office re: the repairs to my unit they said they would call me back. Negative zero. They deserve NO stars. It's been nothing but a headache and way too much of my personal time and energy spent on following up with them only to end up nowhere. Problems in my unit still have not been fixed.

If I could give a zero score I would. Let my last tenant leave without paying $6000.00 in rent. Yes, I called, emailed asked over and over. They let the tenant go and left me $6000.00 in the RED. I'm like where did they go? Whats the forwarding address? I got the AP Management answer again, of course no reply at first, then the what? who, where?
They told me they turned it over to a collection agency but after 10-?attempts to get ANY kind of information, name of collection agency, date submitted, tracking number. I'm trying to take the tenant to small claims court and once again got zero reply from this company.
BE very careful on their monthly reports, they charged me a eviction fee and then didn't evict the tenant. The list goes on and on, they charge bogus fees and you lose your money. They should be audited or reviewed, they are so bad.
Didn't do the close out inspection of the house, wanted me to pay for cleaning. When they should of used the normal basic check out sheet.
Washer dryer missing, PM didn't even notice, didn't have a clue, because he didn't do his job and do a proper inspection of the property.
Yes, I'm very upset $6000.00 this company left me hanging and didn't care at all. I rate the negative zero.....

I currently am renting an apartment through All county property management solutions. I must say I have had previous negative experiences with other apartment management companies. This company is truly a breath of fresh air for anyone who has had a previous poor experience. I have had all my concerns taken care of in a timely manner, and followed up on as well.Gloria and John are excellent with customer service. They care about what they do and it shows through the service they provide. I would recommend this company to anyone.

I cannot express how inept ALL mgmt has been managing my family’s property. They should have their license revoked. They accepted rent from a putative hold over tenant- so now I have to wait another 30 days to sell probably costing my family hundreds of thousands. They were given notice in April to leave by June 30. And then ALL accepted rent for July. Big time amateur OR MALICIOUS move. Couldn’t tell me if they did or not all June. They violate their fiduciary duty to the owner. They’re just the worst. How moronic can a company be. Beware.

I was very impressed with how All County took care of my needs as a rental property owner -- I never leave reviews, but was just so grateful for their continued great responsiveness and professionalism, not to mention friendliness, I had to leave something here. More stars if I could give 'em! I refer all my friends who have rental properties to All County.
