Annual Rentals Inc deserve 5 stars and up. Bianca and her staff have been very professional, and the process in finding a new home for my family has been smooth and quick. The only work I had to do was sending all the required documents; she took care of everything else, from submitting the rental application to my approval. She also made sure that I get what I wanted in the Apt, everything was just impeccable. I highly recommend their service.

I think Bianca is a marvelous person to work with. She is very helpful. She is very professional and she finds you the right tenants. I have worked with her for years. Five stars is not enough to visually quantitate the quality of Annual Rentals business services and more so the wonderful person that Bianca is. Annual Rentals and Bianca deserve a skyfull of stars, no less.
Bianca and her team are great professionals with extended knowledge of property management, rentals and real estate matters in general in the Naples area.
Had the pleasure to work with Bianca multiple times and she managed to exceed the expectations of a very demanding person like myself. You have to try their services to belive it.

I met Bianca in 2005 when I purchased my first condo in the Vineyards. She took care of all the paperwork needed to find a proper tenant who stayed with me a couple of years. Looking for another property a few years later I went to Annual Rental again for research finding another suitable property. Bianca and her staff were friendly and very professional
in finding a property and a tenant. I will contact her when i seek another unit for rent.

We highly recommend Annual Rentals. We are property owners who rent our property on an annual basis. Annual Rentals has efficiently handled all aspects of the rental process. This includes advertising our property, conducting background checks on prospective tenants, recommending and providing repairs and clean up from previous tenants, providing lease agreements that comply with our HOA rules and keeping communication open for trouble shooting any problems. If I could put zero stars I would, but unfortunately I cannot. Please do NOT do any business with them. I have the pleasure of dealing with realtors and brokers in my line of work day in and day out and they are usually customer service driven due to the way they get paid. However, my recent experience with this company was a complete shock and disappointment to myself and my husband.
My experience was the following: Before signing a contract with Annual Rentals I spoke to the broker over the phone and I asked about the fees and she disclosed that they charge one months rent to find the possible tenant and run a background check and send the proper documents to my association, but if I, the owner of the condo, were to find the possible tenant myself then the fee for their services would be $250 instead of the one months rent. I found a possible tenant and let the broker know but before I gave the broker the information of the tenant I asked her how much my fee would be and she stated that since I found the tenant myself AND showed the condo myself that she would give me a discount of 30% which would've cost me $945. I had NEVER heard of such a figure from her from our phone conversations and it was NOT on the contract that I signed. It is very disappointing because you expect reputable companies to be transparent and honest about fees and charges. All this company wants is money for no work and they could care less about keeping their word and the terms of a legally binding contract. Thankfully, I found a tenant and did all the paperwork myself, but I am still stuck with a $250 "early termination fee" for them doing absolutely nothing. Stay away!
