Bad, bad, bad management and service. Worst company I have ever interacted with. Very, very rude staff. No respect for ownership, or tenants. Quality of living and appearance of the community have significantly deteriorated since they took over and HOA fees have skyrocketed to almost double in two years ever since. I will never ever rent or buy wherever this company is.

I can only say good things about Bemo & their staff. Any issues I have had immediately get addressed & they have taken over our community for a new roof project effortlessly. Victoria goes above & beyond for her residents. It’s sad to see poor reviews on her site because she has worked the hardest out of any property management company I’ve ever known.

Anyone saying "BEMO is amazing" I'm convinced is getting paid off by Victoria because all of our encounters with her have been less than pleasant. VICTORIA IS THE WORST and if she is the Owner she should reevaluate why she got into this line of business as if it wasn't for the community and their residents/owners, she would be unemployed.

She is extremely rude and refuses to listen to or answer questions that are asked although it is her job to do so. She is constantly talking over residents, does not answer phone calls or return emails, and when you do go in the office to speak to her she wants to rush and dismiss you instead of working with owners/residents to get the issue resolved.

If you are an association considering BEMO to manage your HOA do your owners a favor and DON'T because as an owner their management skills are subpar and Victoria has no respect when dealing with the people who have actually purchased a home to live within the community.

Terrible management company. Called with questions about roofing issues and issues with the mailbox and they never address anything. They refused to give me My own HOA officers contact information. Do not use them. They do nothing and don’t even pretend to attempt to remedy any issues.

HORRIBLE, Absolutely do not hire this property management company. Our property is in shambles, since our master board hired them. Maintenance is not being taken care of, kids are in danger of being hurt at the pool. The property manager, Victoria does not respond to phone calls, or emails. When you point out she is incorrect, or not doing your job, she just refers you to the association attorney. The absolute most horrible property manager I have seen in 35 years. Stay far away from them. We have residents bragging they haven't paid their dues since January, since she won't provide them a log in.

Good morning, Mr. Fred Johnson. I haven't had the pleasure of meeting you, but yet you chose to disparge my name on the review. While I know Nichole and several other board members, I don't understand how that makes me a chrony if I don't serve in any board capacity. But I am happy I'm a USEFUL IDIOT. Mainly I volunteer with the estates not even the townhouses for charity events for the neighborhood. Since, Victoria called me that in an email I can assume this is only Victoria or Cheryl Scott responding on a fake account. There is a board meeting tonight 5/31 I'd be happy to meet you rather than you hide under a false name. MY experiences with Victoria and Bemo are all documented via email for any one to see. It would be more helpful to you to ask Bemo to respond to the board's request for info, so that would keep the costs down and resulted lawsuits. You may also want to check the stack of unpaid invoices and double invoice payments to vendors Bemo hired, before you accuse anyone in willoughby of inflating lawsuit charges. In fact they have been posted even here and with Pincus the attorney. Perhaps this is Pincus he once sent me a warning email advising me not to complain about Victoria or Bemo on websites because someone might attack me the way you are here. Presently according to PAPA you do not own a unit here in Willoughby unless you are a renter, maybe you wish to unmask yourself or reach out to me directly. Either way my complaints about Bemo stand. If you would like to discuss your comments about me. I am reachable . Thank you. OH and I should say Good morning, Victoria, Ray or Cheryl since I'm sure that who is Mr. Johnson's true identity.

If I could give no stars I would! Victoria doesn’t answer phone calls or emails. When you approach her ,because she happens to grace the property with her presence, she calls PBSO! If we want to tell her about serious concerns we have about the property, she tells us to call the attorney! Basically we pay Bemo the management fees and then have to call an attorney to deal with our issues… which of course costs us more money. So in short, we double pay! Yet when one of the board presidents (Ray Scott) was introducing Bemo, he went on and on about how much money we would save! Just a bunch of lies! Now we are stuck with Bemo and a board that doesn’t do anything because they refuse to have meetings! They somehow are doing work on the property without following the proper procedures set in the bylaws and Bemo just stands by and does nothing! Do yourself a favor… don’t consider this company for anything! They are awful all around!

I had to give one start to be able to leave a comment BUT Bemo does not deserve even half of a start !!! if your community is considering hiring the “service” this company provides BEWARE and do not allow them to contract, the story is how they can save on the budget and pass savings to the residents BUT none of that I tell you, instead they take on renovations and projects that are not needed to increase your association premium, the maintenance of the place goes down, they make meeting only to implement their purpose and benefit with questionable outcome and if you ever need to contact someone by phone or email no one ever answers, if you schedule a meeting to go over something you are interrupted, treated with a bad attitude and your concerns are never addressed if not in favor of their plan. Absolutely horrible !! STAY AWAY is the advice of a resident of a community currently under their terrible management. I wish someone had warned us.
