Good afternoon, I am being charged 158 of a late charge fee due to the website being down and was not able to make a payment, they advised it will be taken out of the deposit with no break down. My roommate and i needed a deeper understanding, when we requested a break down by email they said it would be taken oit of deposits. When I called in I just started the call by addressing who I am And I was yelled at by Rosalin saying "we gave you and your roommate all the information needed"... I was just requesting more clarification so we could get what neede to be done as well correct and handled. Very unprofessional and not Apperciated. They advised they can no longer assist due to them not haveing our file anymore and the break down will be given in the mail in 30 days this will be sent by corporate, than I need to get in touch with corporate. I am finding this unacceptable due to us investing our money to rent a space with minimal damages.
, our question can't be answered after we move out. As well we consistently paid on time and are never late.

VP Kim was extremely unprofessional and dismissive of a simple request for lease documents that had been left uncompleted for weeks, even after a request was filed with leasing office staff in person and via voicemail. Rather than putting blame on other goings-on, she should own up to the issue at hand and be sympathetic with the frustration of being promised a follow-up that never materialized, and address the inability to get through to anyone who could act on the request.

I am a 3 year resident here at Coventry Park Apt and I must say that the staff is phenomenal. From the front office to maintenance exceptional. The maintenance crew is totally AWESOME. Lazaro and Israel are the best. They're friendly, professional and take so much pride in their work I love it.

I truly wish that I could leave this management company a zero star review. I am currently living at Spyglass Apartments and have been living here since June 2021. I recently transferred from one of their 1x1s to a 2x2 this past August. I will start out by saying that the team at Spyglass has always been very kind and willing to help. However, I have run into nothing but issues and poor management since my transfer. Nearly 30 days after moving out of my 1x1, I received a bill from CMC for over $900 in damage charges. They charged me for a couch and chair replacement, carpet replacement, pet treatment, and cleaning. I fully accepted the charge for the couch and chair as I do have cats and I was also willing to pay for the carpet replacement despite the fact that it probably could have just been steam cleaned. These charges would have been fully covered by my security deposit and pet deposit. I was confused to see a pet treatment charge and a cleaning charge as the carpet was replaced and I had had the unit fully cleaned prior to move out. I reached out to Spyglass and they directed me to their corporate office who then directed me to central billing. I have now spoken to 4 different employees at central billing, 2 corporate employees, and multiple employees at Spyglass to no avail. My guarantor has also reached out to all three phone numbers as well as we have both sent dispute emails to central billing as instructed to do so by corporate. Neither my guarantor nor I have received a response to our email and when we reach out via phone we are passed off from person to person without ever getting any help. We have been told that the pet treatment was done to the carpet prior to it being replaced in hopes that it would not need replaced, that it is performed on any unit with a pet, and that it was a treatment to the subflooring. No one has been able to give us a straight answer on what it is actually for or been able to remove the unfair charge. When I questioned the cleaning charge and requested photo evidence of what I was being charged for, I had to speak to 4 different people before even beginning to get anywhere. When I finally got through to someone who was able to send me photos from my move out inspection, I was provided with photos of a clean refrigerator, kitchen sink, bathtub, and drawers. The only photo that even showed a bit of dirt was a baseboard behind the refrigerator. They also marked down on their notes that they were charging for the cleaning of blinds, windows, ceiling fans, and the patio, however, there were no photos to back up these charges. When questioned, they told me that the charges were proven valid by the onsite team and that they could send me a copy of the invoice from their cleaners. I work in property management and I have NEVER heard of billing a tenant back for your company's cleaning vendor if the unit was left clean. They also tried to argue that the lease states that they require professional cleaning prior to move out but upon reviewing my lease as well as their move out preparation email, it clearly states that they only require professional CARPET cleaning and that the regular cleaning can be completed by the tenant. I paid for a carpet replacement so this cleaning charge is not covering the carpet. My guarantor reached out to corporate again this morning, 9/19, at 10 am and was promised a call back by a supervisor. It is now 5:30 pm on 9/19 and we have still not received a call back.

I usually don't leave reviews, but this is for a good cause; I don't want others to end up in the same situation as me.

In September 2018, my husband and I moved out one month before our lease was up from our Apartment at Waterford Mandarin. Our lease was officially up in November 2019, so we paid the early move-out assignment fee and were told that as long as our apartment was rented before or at the beginning of October, we would not be responsible for paying the remainder of our lease out.

We moved out on September 30th, but before we moved out, we noticed that our apartment was no longer available on the company website for rent, so we called to confirm and, sure enough, were told our apartment was no longer on the market because it had been rented.

We settled into our new home and a few weeks later received a letter stating we owed a balance for October rent. We reached out to the management team at Waterford only to be informed that a new manager had been assigned and had not settled in to review accounts.

We never heard anything back, but we kept calling and getting the runaround. I've been emailing and reaching out, but no response from anyone willing to investigate my situation. I've disputed so many times, and they refuse to remove the debt until I pay for something they are at fault for.

Again, beware and think twice before renting from them. We were good tenants and didn't deserve what happened to us.

This management company and related complex, Willowbrooke Apartments in Lakeland, FL, are the absolute worst company I have ever had to deal with. I moved out in August 2022 and pre-paid for my move-out fees and pre-paid for them to clean my apartment for me so I could just leave it as is. After leaving, I provided them with my phone number and new address, and didn't hear anything back. In December 2022, I received a letter from a collections agency advising that I owed Willowbrooke over $400. I called CMC, LLLP to find out why I was sent to collections before I had the chance to pay them directly, and they advised they sent me a letter via certified mail advising what I owed. Certified mail requires a signature, so I asked for a copy of my signature (as I know I didn't receive it) and they said they don't keep that on record. What is the point of sending it certified mail then? After I received a copy of what Willowbrooke was charging me for, it contained move-out fees and cleaning fees that I pre-paid. After calling Willowbrooke and speaking to Luciano, who was the one who did all of my move-out paperwork and took my payment, they advised they had no records of this. Thankfully I kept records, and sent a 10-page dispute to the debt collector. The debt collector approved my dispute, and elft me owing just over $200 for miscellaneous damages (wall nails, etc.) which I was understanding about. I paid that to the debt collector on 2/10/2023. Today, 1/9/2024, I received an email from Willowbrooke advising that my payment of over $400 was due. I called and they told me they don't know why Willowbrooke does not have record of me paying the debt collector. They sold my debt to a debt collector, made money off of it, and over a year later do STILL not have proper records to show that it was paid. Now, I have to send proof AGAIN showing that I paid. This property management company and Willowbrooke are so incompetent, I don't understand how in 2024 you don't have proper record keeping systems to keep track of these things.

We just moved in to Coventry Apartments and had to submit a maintenance request to check the outlets in the kitchen. Lazaro came within a few hours to checked them and got them working again. Very impressed with the response time and professionalism he displayed.

I highly recommended Waterford at Mandarin as a place to live at one point, even to a friend and her husband. They trusted me and also moved there, but are now counting down their days of moving out. I'm simply embarrassed for even recommending WAM place and do not intend to make that mistake again.
I enjoyed my first year living there back in 2021. Our last year in this place was miserable and ultimately why we moved out. The care of the property began getting awful, the unstable office staff that never helped with anything and after multiple noise complaints about our upstairs neighbors the office did not care. Even involving the onsite officer to deal with the complaints, nothing was done! We packed months before move out ready to just leave that place.
I put in more than a 60 day notice in person, by phone call and by email. STILL a month before move out, the office did not keep record of this and had no idea we were moving!! I had to send the letter AGAIN! On top of that, after we moved out, they tried charging us multiple unfair fees after I asked multiple times for a move out walkthrough for this reason.
Thankfully the ONLY reliable and helpful person in this company, Becky from claims, helped us remove those charges and closed this nightmare. Even the CMC office sent off our CLOSED & DISPUTED CLAIM after telling us they would not, to the debt collector to deal with this cycle of back-and-forth disputes again!!! Becky again, help us tremendously though this.
I am saddened to be treated this way by WAM & CMC even after moving out and it really reassured me we made the RIGHT choice leaving this place. I do not recommend this place any longer.
