Received several water bills late since it was in Doorman’s name and not our own (no other options, water bill was not allowed to be in our name). After living in our rental home for 7 months we received all the water bills at once. Ironically enough, it was the only time we heard back from Brittany Larsen (our property manager) within 24 hours on email instead of her usual 1-2 week response time. Near the end of vacating our property she chose not to respond at all.

Just recently we were made aware that we had an overdue balance with them from moving out costs, not made aware of this balance until it was past due (of course). Dorman real estate is a very stressful company to both work and deal with.

Huge money pit for renters ! 🙂

Update: just found out that all of the tenants are paying 139% more now as of next month, $395 A MONTH, because they took out a $500 thousand loan 2 years ago that nobody knew about to repair 40 years of negligence. Nobody knew because they have a budget that makes it too cheap to leave a piece of paper with details in everybody’s door. You know, like every middle income housing unit. Either they don’t care, or they don’t want you to know. None of the people on the board that been there for more than 2 years, besides one woman who has been distastefully wanting to be out for 24 years. The only person stupid enough to be there for that long. They want you to pay for their negligence. DO NOT EVER TRUST DORMAN! I’m moving this year, and I pray this whole property management goes under. Slumlords are too good a praise for these dullards. The HOA responds “it’s not our fault” yet I just spent 2 hours in a meeting that explained they made bad financial choices and tenants and owners are paying the price. The best credential they had was a former IRS employee, because, lord knows they know what’s best. If you see Dorman… RUN!

I bought my condo at Firefly less than 1 year ago. Never received any return calls from my HOA manager. Rarely see any work done. But I just got an e-mail that my monthly HOA would be going up for a SECOND TIME IN UNDER A YEAR BY $130 from when I bought it! HOA was $165 when I bought in September. Then by October it was $200. Now in August it’ll be $295? I’d like to talk to them about it, but they waited til after they close at noon on Friday to send the email from their meeting last week. What a joke!

UPDATE: Since this post there have been an influx of homeless people smoking fentanyl and methamphetamines in our common areas. Burns on the carpeted stairs and on the railings. Tampering or disengaging the fire alarms and fire extinguisher cases. The only reason I know it’s fentanyl is because one of the several people arrested for trespassing was caught with it. When I got a message back from M. Foland, I was told “ Unfortunately, associations do not have a duty to protect or provide security for the association, and this is a matter in which it is better to have the correct authorities provide security (the police, private security companies, etc).” multiple residents have requested code changes on the door with no results in months. The cops have been here over 2 dozen times and they refuse to do anything. I’ve never seen or spoken to a single “property manager” at the property. As long as you’re contractually obligated to pay for their negligence, the don’t give a damn

I'm sure Dorman collects rent from the tenants, but forgets the management part of the agreement.

Don't subject your neighbors to the chaos that will ensue if you have Dorman manage your rental. Nothing but thieves. This property has been left like this for a week after the renters moved out. And there were continuous problems throughout the entire lease ranging from abandoned vehicles on the street, people living in trailers and piles of trash along the side of the house.

To respond to your comment- that’s an absolute lie that you immediately submitted a request to have it picked up. It has been like this for two weeks. I have been notifying you consistently and have 14 emails that I have sent to your company asking for help with this property. You don’t care about Neighborhoods otherwise you would’ve had a person there cleaning it up immediately not letting it sit in the street. Over the weekend, a neighbor went and cleaned it up because your company has refused to handle this situation.

I have left multiple voicemails requesting that somebody get in touch with me and still I have not received a call back.

We’d already paid $480 for a professional cleaner (required on move out). Somehow, our house was still dirty enough for an additional $450 move-out clean. The pictures provided of things missed by our cleaner would have taken maybe an hour to clean. Dorman will also give out lease information without notifying the people on the lease. We are also military and had to involve legal when trying to move out under the military clause (deployment orders). They did eventually do it but after we involved legal.

Have been working with Dorman for 5 years and have had an amazing experience through all of it. Drew Bartlett is a true professional, always thinking ahead and handling things before they become issues. He continually impresses me with how on top of everything he is and how quick he responds to any questions. Would highly recommend to anyone seeking property management in the area.

- The property was in poor condition upon move in
- All repairs were done with using the cheapest materials and labor
- The water supply to our side of the duplex could be shut off from the neighboring unit, which happened multiple times. Our requests to resolve this issue went unaddressed.
- I had to file a deposit dispute due to charges for house cleaning and carpet shampooing, both of which I had professionally completed as per the lease agreement. I provided documentation to the property manager when the services were completed
- After the dispute, only a portion of the deposit was returned. The property manager claimed pet damage was found during a second carpet cleaning conducted several weeks after I vacated. When the initial cleaning was done, no pet damage was reported. Their evidence consisted of non time stamped photos that were not shared with me at the time the photos were allegedly taken
- Overall, Dorman Property Management demonstrated unprofessional and questionable practices

Absolutely awful experience! I was a client for over 5 years. Alex and Drew were great in the beginning. Then as it progressed, about 2nd or 3rd year issues started to appear. The biggest one was owner funds. Drew has full control over the owner funds and when to release them. Even though tenants would pay on time, he would release funds much much later. I tried multiple times to professionally resolve this situation, however both Drew and Alex would get quite defensive and completely disregard my concern. Every time Alex would have the audacity to "educate" me on the fact that I should not rely on income from my rentals. He probably though I got into real estate for charity.
To summarize my experience, Alex and Drew exhibit entitled unprofessional behavior. They completely disregard and disrespect their client of 5 years and become defensive as soon as you bring up a concern. They always put the blame on the property owner and never take responsibility for any of their wrongdoing. I am waiting for my contracts to expire and I'm taking my business elsewhere. They do not deserve to have me as a client. During the 5 years we did have multiple issues however I was trying to be patient with them until i decided that I've had enough.
To add to this, we are a family of Ukrainian refugees and when I asked Alex to take our personal situation in consideration, he prioritized his personal financial gain over being a decent human being.
I do not recommend this company to anyone!

Alex, please note that my name is Iryna.....not Irnya! You'd think for 5 years of working with me, you would notice that! Also, those who work hard to not get such reviews......do not have issues with clients, hence their reviews are positive. You failed to resolve issues with me and validate my concerns.

To those who decide to try to do business with this company, my advice to you is to not sign their contract, they will work with you without it! Because if you do, they will take advantage of everything they possibly can! Also, look them up on Better Business Bureau......they have awful reviews and 8 complaints. Apparently I'm not the only one with such an experience.

I have never been a fan of property management companies, but I like and appreciate Dorman Property Management. They manage the property where I live. Everyone I have dealt with has been great. Whenever I place a maintenance work order, it always gets taken care of in a timely manner. They have an online portal where you can access your lease, pay your rent, and submit maintenance requests, and I feel that it is very helpful and convenient. I have never had an issue using the portal or something not going through. I highly recommend Dorman.
