They scheduled remodeling and retiling during finals week when their entire clientele is students. They hike rent more than some houses in SLO and still rely on paying rent by check. No one who works there is competent.

Cadence is the best and most patient person I know. She helped us navigate a 4 person lease that went to a 5 person lease. She is patience, kind and understands that parents and kids have a million questions. Ask for Cadence and you will be happy.

Farrell Smyth was such a frustrating and disappointing property management company to work with. They told me I could not resign my lease because the landlord was having family move in. After moving out, a friend sent me my old rental listed for rent, at a much higher price. So they clearly evicted me so they could just relist it for more money than they could legally raise the rent if I stayed. Sketchy and untrustworthy. Communication was awful. I urge landlords to use another property manager.

Highly recommend them!! Best property management ever. I rented a home from them for almost 5 years. If anything needs fixed they jump on it right away. The whole staff is incredibly friendly.

I have listed properties with Farrell Smyth for more than 15 years. All their personnel have always made me feel that they really cared about my concerns. They have a full team on the ready to deal with any problems that arise for the tenants. I recommend Farrell Smyth to anyone who either needs to lease out, or to lease real estate.

Do NOT deal with this property management company. They lied about how we left the unit when we moved out and deducted hundreds of dollars from our security deposit to "repair" those areas. I had to spend all of last summer emailing them and waiting ages for replies just to get most of our security deposit back. Even their Facebook 5 star reviews are written by their own employees.

I am a local business owner and have been renting a retail store front in Arroyo Grande for years. On January 9th, our location was flooded and we had to move to a temporary location for over two months while working with Noe and Dan to get us back up and running. None of us needed this heaped on our collective plates, but it was nevertheless. Noe and Dan were great. Honestly, I did not think we would be able to return to the space, but they made it happen. The employees are nice but they sure do shady stuff when prepping any of their houses. Expect to move into a dirty house, with un clean utilities. Supposedly they do a "deep clean" and flush stuff. Throughout living here though i've been cleaning smoke off the walls, finding previous tenants trash, and the kicker, paying 150$ from a plumber they called out to me. Mind you this plumber pulled out hair.. at that point I had lived in my apartment 6 months and am a dude with short hair. The hair pulled was some long stuff. The property managers are super shady.
