Grand Oaks at the Lake - West Melbourne, Florida

I lived in a ground floor apartment at Grand Oaks from July 2023 to October 2024. The maintenance team was excellent, usually addressing requests within a day or two and sometimes even on the same day. The leasing team was friendly and organized monthly community events. The community itself was very walkable, with sidewalks around the pond connecting to amenities like the leasing office and playground, making it safe to get around.
However, there were a few downsides. Insects were a persistent problem, especially palmetto bugs, which we had to kill nearly every week despite regular pest control. We also encountered millipedes and other small bugs. Noise from neighbors was another issue—initially, their barking dog and heavy stomping caused disruptions, but this improved after we filed noise complaints with the leasing management. Finally, the washing machines were a frustration. They were basic models prone to imbalance, requiring constant manual adjustments of our clothing and causing loud banging noises. I could hear that neighbors also had this same issue. While I appreciated having in-unit laundry, higher-quality machines would be more appropriate for the rent price.
I give 3 stars because over all I'm neutral with my experience here, it wasn't the worst apartment to live in but there could be improvements.

We have been living at Grand Oaks for 11 months now, and we absolutely love everything about it! The community is wonderful, the grounds are landscaped beautifully, the amenities are amazing! We love our apartment, it's so clean and safe. The front office staff are amazing, especially Christina & Liz. They have been so friendly and helpful. I never thought we would love apartment living as much as we are here! A big shout out to the amazing maintenance crew as well!

I love this place. I've lived in apartment buildings before and communities. This is by far the best I've lived in. The staff Christine (I absolutely love her she is so sweet), Liz and Dani are quick to help and are so nice and friendly to you, listen to your concerns and works to resolve them quickly. My Bandit and Rue (Pug Brother and Sister) are always up to go say Hi to the staff, making a point to try to visit them once a week, (I think it is for the snack's they have for them). They are always working hard to add to our "extras" like discounts to local stores, and having "Food Truck Fridays" along with community events, like a Cheese night, Karaoke, and Social night!

Maintenance is quick to respond (I generally have a response to even small things with in a few hours). Victor, Andy Rick, Ray and Tyler are always very professional and courteous when they come to address anything needed. My Bandit and Rue (Pug Brother and Sister) are always up to go say Hi to the staff.

The Amenities are great, Pool is always clean and available, there are so many things for you to do. The Gym is clean and has plenty of equipment. There is even a small Put Put spot. Gas grills and Charcoal grills spread through out and easy to access. There are hammocks too! The lake with the hammocks in the evening along with the fire pit is a fantastic place to rest and relax. There is the Dog park for the dogs, and all of us "Pet Parents" work to make sure the animals have fun (if you have a squirrel loving dog, they will be in Heaven. The children's playground is right next to it so you can bring you children to play while your pet gets to have fun too! The Tennis court is well lighted for night match's too!

I highly recommend the place. Plenty of lighting for you to walk at night (If you like to take a stroll) The Lake walk is 1/2 a mile to get get your steps in!

Grand Oaks has been the best apartment I’ve lived in so far. Moving from out of state, the transition has been smooth, thanks to the excellent living environment. The amenities, both on the grounds and in the units, are modern and well-maintained. The gym is fully functional, and there are plenty of social activities that I’m excited to join. The staff is friendly and helpful, and I’m really glad I chose to live here.

Please take the time to read. My fiance and I lived here for 2 and a half years and had several issues while staying here I had my upstairs neighbors shower leak into mine soaking the drywall in my ceiling 3 times. The first two times they "fixed" the pipe they put the same wet moldy drywall back into my ceiling and just painted over it. I also had my bedroom window leak during heavy storms and they just brought in a dehumidifier and left it in my room for a few days and called it good never even fixed the leak even up to the day I left. The foor outside my AC unit was very hollow probably from a previous leak and poor floor repair I felt like if I wanted I could jump right through it if I had tried. I also had the front Gate close on my car while leaving the apartments causing $1600 of damage that they never ended up paying me for because luckily for them the cameras at the front Gate "weren't working" and unfortunately I didn't have a dash cam. The dishwasher I had never seemed to work I had it replaced 3 times but for whatever reason could never get it right I eventually just gave up on it. Finnaly to top it all off I ended up breaking my lease and moving away because I refused to raise my newborn son in such a place this was at the time the peoples shower kept leaking into mine between that and my window leaking during storms I was afraid of the possible exposure of black mold to my newborn. They ended up hitting me and my fiancé's credit for $5350 each yep that's right a total of $10,700 of debt between the two of us and we weren't even behind on rent but because I didn't give them 60days notice and I broke my lease that's what I get. Thank you so much Grand Oaks I hope others take the time to read this and choose not to take a chance with you all.

They held a great Wine and Chocolate event at the leasing office. Great wine, great food, great fun. The girls working the leasing office were very friendly and helpful for me and others. Love! Will come again 🙌🏼

This place looks nice but it’s not. Not only did the apartment bait and switch units on me when I moved in but management also doesn’t stand by anything they say. Multiples times people were told about objects in the hall, or dog poop all over the residency and nothing was ever done. They’d threaten everyone in the unit, even puts dates for when things would get done and yet always nothing. This place is also swarming with wasps and nothing was ever done about that either. Balcony even with the screen was unusable. And icing on the cake I left that place spotless. Paid to have it deep cleaned and they still charged me for something I have proof is bull. This place is greedy and fake “luxury” apartment.

Grand oaks at the lake is the best place to be!! The grounds are so beautiful and very well kept, the office staff is so friendly and kind and the maintenance team is fantastic. I am worry free living here and appreciate everything they do for the residents
