I just moved out of a property that was sold to this company halfway through my lease, and I cannot express the amount of frustration I've had. Not only do they not do their job, which left me to do several home repairs myself and withhold rent as a form of reimbursement, but they also did not adhere to FL security deposit statutes at all.

We moved out August 1st. We were told that we would get our deposits back in 3-4 days. That did not happen. I called every other day to inquire and I was told that the deposit checks would be sent out before the 15 day deadline in FL. Around the 10th, I called and they said that they needed forwarding addresses from all of the tenants. We promptly sent them and I had each tenant CC me so I had records. I called back on the 17th, and they insisted they had sent out the checks. I waited and called back a week later after not receiving them. Turns out, "a bag of checks were found in the garbage" so she had to send them out again. We waited another two weeks and only one of us received our check. We called back again, and were told that they could not send the rest of the checks because they once again didn't have forwarding addresses, despite them saying multiple times that they had sent everyone checks and me having timestamped proof we sent them our addresses nearly a month prior.

I cannot stress enough how much I despise this company. It has been over a month and we're still fighting for our deposit back. I would NEVER live at a property managed by Wanda ever again. Grey Haven is the epitome of incompetence. Actively worse than nothing. STAY AWAY.

Do not buy under this management, the unit was dirty upon arrival. Negotiations of termination went very bad, did not fix issues that were discussed. Ms. Wanda said my wife was released then went back and switched after we already came to an agreement. She then proceeded to persuade my wife to feel bad because she was leaving her roommate and took the roommates side. Would talk about their “attorney” but every time we requested the name of the legal team so they could discuss with our legal team she would not respond. They sent us the wrong size air filter then our replacement was another wrong size. Regularly didn’t answer the phone during hours. With many more issues unspoken.

I’m not entirely sure why there are so many negative reviews, but as a fresh-out-the-gate graduate with a tight budget, I have to say I would happily recommend them (and have!) to many of my friends.

Upon moving into my apartment, I was a little frustrated that it wasn’t as clean as I’d like, and that there were a couple of sink leaks and a toilet that wouldn’t flush. However, with all maintenance requests and calling them to follow up, they have been prompt with all of their resolutions. I haven’t had to wait more than a couple of days for a response.

Bryan (the head maintenance guy, I believe) is always super nice and friendly, and patient with my millions of questions. Kelly was a blessing with all of the approval, move-in questions, and tours. Kimberly is always a delight to talk to on the phone and helps me with any little thing I ask, whether that’s dealing with the prior tenant’s mail or getting something fixed.

It’s a decent part of town, I have friendly neighbors, I feel safe, and I feel comfortable contacting them at any time. For the price especially, this place cannot be beat in my opinion. My roommate and I love it, and staying there has been delightful after the initial frustration.

Most apartments I have stayed in require a follow up call on maintenance requests, and Grey Haven is no exception, but the key difference is that I feel respected when I call. They are a business, but they are also people! When things fall between the cracks, sometimes all they need is a friendly reminder. I can only speak for myself, but personally this doesn’t bother me, especially when they’re all nice to talk to.

All in all, if I would recommend them to my friends, I would also recommend them to you!

I can’t speak for anyone, but I have been dealing with grey haven real estate company for years. Mrs Wanda Sawyer has been a blessing to me and my kids. She’s an amazing woman goes beneath and beyond to make sure you’re satisfied with the property that you’re moving into. I couldn’t ask for a better Landlord.

Just to let future applicants know that if applying for a rental through this agency you better have been employed at your current job for awhile. I was denied after I paid $38 on their rental application site because of length of employment. How do you judge a prospective tenant by the amount of time they worked at their job? What do people do when they move here from another place & start a new job? I believe my information that I provided on my application was never researched as I started my current job almost 3 months ago & left my previous job the day before I started the new job. No income was lost plus I have a checking & savings account with plenty to use. Then add my husbands income & the fact that he gets an additional $1500 per month from the VA because he is a disabled veteran. I believe they pick & chose who they want to rent to. I could understand bad credit or previous evictions or lack of income being factors, but I don’t understand how length of employment factors into renting a place to someone if they have been employed most their lives, just so happen to change jobs.

When buying my home, Grey Haven was a great company to work with. Any questions or concerns I had were addressed quickly. Wanda and her team made the process as quick and painless as possible. The whole team is knowledgeable of the market and areas in town. Great customer service. I will definitely use them in the future, and refer family and friends to them.

Horrible Property Manager!! If you want a property management company that will lie to you then this is your company. I wouldn’t ever use or recommend this company to anyone!!! Long story short. We ensured our property to Wanda of which she collected her money off too but forgot to tell us she was collecting money or that our home had even been put on HUD. She claimed the tenant lost their job and was working out a payment plan to get back on track and of course it was Covid-19 so no one could be evicted. However, that wasn’t our case… this client hadn’t paid prior to Covid and she lied to us while collecting money from HUD the whole time. It took taking the tenant to court to reveal she was collecting a partial rent from HUD. Clearly she was for her own personal gain because she never bothered to tell us at all even after all the contact WE made to her. She didn’t keep us up on the property or tenants, we where the ones constantly reaching out. Needless to say this company does not vet there tenants at all and if you want your property destroyed hire Wanda.
