Using this company for my rental property was one of the biggest life mistakes I have made.
My rental home was impacted by hurricane Ian in which 4ft of water entered the unit. I found this out by messaging my neighbor the day in which Hurricane Ian hit Orlando, I did not hear anything from HD realty. I immediately messaged Jason from HD REALTY about the urgent manner, but he was convinced nothing bad happened and didn’t check the property that day; in fact he didn’t check the property until a week after. I urged him to enter the property everyday for a week, but he gave me every excuse to not do his job. I had to look up the rights as a home owner and tell him we only needed to issue a 24hr notice when a natural disaster occurred to enter the unit. A week of going back and forth and he finally entered the home, looked around with no formal inspection and told me I have $30k worth of damage and urged me to give him and his father the money so they can start working on it. In addition, the tenant moved out of the unit and ripped the doors off the fridge, put large holes in the walls, damaged the upstairs bathroom, and left poop and pee on the carpets upstairs. I didn’t get rent for that month or the month prior, didn’t receive anything from the deposit to fix the damage that was done by the tenant.
They are incapable of finding quality renters, even though they ensure being thorough and doing a background check on the applicants. Prior to the hurricane; my HOA was attempting to evict my tenant due to them driving drunk and running their car into gates and fences through the community. Before this tenant, we had a potential tenant put their non refundable deposit to rent, they did a walk through for the property and Jason and him got into an argument which resulted in the cops being called. The tenant showed up to my mother’s house, requested to follow me on my social media and found my phone number and messaged me. I was being harassed and my primary reason to use a management company was to protect my identity and my family’s. To top it off, the non refundable was given back to the tenant from Jason.
Every reason that you would hire a management company for property rentals is the exact reason why you shouldn’t hire HD realty. They don’t do their job and they will not protect you.

0 STARS!!!!! ALL OF THESE REVIEWS ARE TRUE!!!! I APPLIED FOR A HOUSE AND WAS DENIED BECAUSE THEY COULDNT GET A HOLD OF MY LANDLORD. I PROVIDED MY LANDLORDS EMAIL AND PHONE NUMBER, I EVEN LET MY LANDLORD KNOW TO BE ON THE LOOKOUT, AS I WAS APPLYING FOR A HOME! I OFFERED TO SHOW MY TENANT LEDGER TO SHOW I PAY ON TIME! I HAVE ALMOST AN 800 CREDIT SCORE AND PROVIDED PAY STUBS AS WELL AS A BANK STATEMENT WHICH SHOWED I COULD PAY 1 YEARS RENT UP FRONT!!!!!!! I EVEN LET THEM KNOW I COULD PAY 1 YEAR UPFRONT. THEY SAID IT WAS UP TO HOMEOWNER. I GUESS THE HOMEOWNER DOESNT WANT A YEAR'S RENT PAID IN FULL!!! I ASKED MY BOSS IF THEY CALLED TO VERIFY MY EMPLOYMENT, HE SAID NO!!! I WASTED $60 ON A APPLICATION FEE!!!!!! THEY NEVER VERIFIED MY EMPLOYMENT AND CLAIM THEY TRIED TO CONTACT MY LANDLORD!! THEY ALSO DO NOT RESPOND TO EMAILS !

DO NOT APPLY!!! DO NOT RENT!!!! DO NOT LET MANAGE HOME!!! I HAVE NEVER BEEN DENIED A HOME, AS I HAVE EXCELLENT CREDIT, MAKE 3X THE RENT, AND HAVE ALWAYS PAID MY RENT ON TIME FOR THE PAST 20 YEARS I HAVE RENTED!!!!

How are they still in business? Check out the Better Business Bureau complaints and rating. It shows an A now but was definitely an F not too long ago. I see from these recent reviews they didn’t learn their lesson in how to treat people. Just as nasty as I remember. They also put me in what could have been a dangerous situation when they gave the code out to a stranger for the lock box on
my door when I was renting a place and still living there under a current lease. A woman told me bc she was concerned they just gave her the code. I asked if she was a realtor which still would have been bad since I needed notice but she said no. Thankfully I knew they would do something like that so I had someone remove the lockbox before anyway but shows you what could have happened. Definitely stay away from this company. They are nasty, unprofessional, and incompetent.

If you ever consider renting a property managed by this company, think twice and then RUN AWAY from them as far as you can! This will be a long review but worthy of reading.
First, they didn’t gave us the keys of the house we rented in time because, supposedly they hired someone to clean the house. We went into the house and it was extremely dirty. The floors were sticky and dirty. There was broken glass on the floor near the refrigerator. The toilet seat was in horrible condition; it even had dry stool on it. The lawn was really long and to top it all… the A/C unit was not working. It was hot as hell!
We decided to stay because we just relocated from out of state and had nowhere to go.
During the following months we had to call a couple of times because the A/C unit was not working properly. We also had to call a couple of times because we had water coming from the kitchen sink whenever we were doing the laundry. They told us it was the laundry detergent we were using so we changed the detergent… still didn’t work.
The last thing this company did was to charge us about $200 for the removal of some Christmas lights we left on the two trees that were in front on the house. We found it outrageous but didn’t complain because my husband forgot to remove the two nets. A month after we moved out of this property, I had to go back to pick up a package that our neighbor was holding for us, and guess what? There was already someone else living in the property and the Christmas lights were still hung on the trees!!! They charged us for the removal of two lights (nets) but never performed the task. To me that is deceiving and a fraudulent practice. I sent the company an email claiming the money they charged us for a task they never did and their reply was that because I didn’t remove the lights the $200 charge stands.

I moved into a Duplex in Lake Mary last year, and my experience with this company was rather positive from move-in to move-out. I only had one maintenance issue with the AC and they were rather timely.

The house, (which could use some updating) was decent, and for the most part I enjoyed living there. Jason Anderson is a pretty cool guy, we talked for a bit before I moved out.

The whole experience was very personal and professional. Like I said, the only complaint I had was that the house needs to be updated, but it was fine. I didn't have any of the issues in the other reviews. I would have stayed longer if I wasn't preparing to move out of state.

Not a reputable company. As an owner, avoid this property management company at all costs. My account was transferred between four property managers within one year without my knowledge. I asked for the property manager to keep me informed as to a tenant's move out and what they were charging her for since I did a walkthrough close to the end of the lease and the notice was sent without my review or consent. Basically, I was told that I had no business knowing this information, but I'm the OWNER hiring you so if I request to be involved, shouldn't that be honored? In addition, they do not handle problems with tenants in ways that benefit the owner...they look for the easiest solution for them. When you call, the employees are rude and act like you are pestering them.

Avoid working with them if you can!

Ok. I get that people have not had the best experience with HD, but I had to come post a review because ours was fantastic. We rented from them for a year, and our property manager, Megan, was always helpful, informed and responsive. We had an electrical issue and it was fixed immediately. She wasn't ever invasive, and never rude. Zero issues with her, ever. The front desk was always pleasant. Whole staff seemed nice every time we went in to drop off rent.

We also got almost all of our deposit back. I had read the reviews and counted it as a lost cause, but the check arrived two weeks after we'd moved out.

I rented from this company for a short time ten years ago when I had first moved to the state, and didn't know any better. I was just reminded of something today that made me want to give them a review... along with giving a fair warning to anyone considering renting from this atrocious place.
No matter how desperate you may be, I -seriously- recommend moving beyond this place and continuing your search elsewhere.
So, let me dive right in. If anything breaks while you're the current renter, YOU are responsible for paying the bill. When they need something fixed, whatever that may be--in my case a relatively new A/C unit--they will pull up the first search result they see & have them come out to give an estimate. They don't even discuss what the problem is or how much it costs. This is because that bill is going to be handed to you. I refused to acknowledge the whole debacle temporarily while I had outside help find another HVAC repairman who came out to look at the A/C unit, and he said it was just a few faulty wires most likely due to a very poor installation. He saved me $400 off of the quote for whatever mysterious work that needed to be done.
I've been a home owner now for seven years; but when I moved here from up north ten years ago at the age of 24, I was barely living paycheck to paycheck... and wasn't able to establish myself as long as I was living at a place under the management of this F-Rated, sorry excuse of a company.

**To HD Realty, and -especially- the horrid office staff in the front office... I say this: Congratulations!!
This is the first 1-star review I've given to anyone on Google. There's not one good thing I can say about how you operate, the fierce attitudes of the staff, all the lies, the horrible conditions in several different units at the place I had lived along with other properties I'd seen, & of course the money-grubbing nature of all who work here. If you must come here, watch out for a woman in the office named Anne. If you see that name tag, turn around and run.

I strongly believe that when rating a business on Google Maps, if there's just ONE positive thing that can be said, At worst they should get 2 stars. Well, not at all the case here.
