We just started renting around mid July 2024. So far everything has been great! Fast and smooth process for lease paperwork and moving in. Every work order has been addressed quickly, and completed on the first visit. I would recommend checking to see if you can find a home to rent through Home Locators first, because the big box rental companies are horrible!

Very disappointed with this organization. There were hidden defects in the home that you cannot see through an initial walk through. For example , chewed up base boards that were covered with tape and painted over . Thankfully we took pictures of everything right away. I will say Mark was amazing and was very responsive to our emails with updates of damages that we found within the first couple of days .We received an email with options to either renew, end lease ,or do month to month. It appears that all their emails are automated and nothing is personalized to your actual property. When we contacted about month to month it was refused . While it was HOA policy, they should have ensured that the email they sent out was applicable to the tenant. We then emailed them giving our 60 day. They indicated we had to go through the portal despite that not being in the contract or email. Thankfully we had the emails they sent to support that we did not have to use the portal as long as it was in writing . Anna was receptive and assisted with this process . While we were in the home, they were expected to give us 24 hour notices before showing the home . This was not consistent . There was one time the agent (Vicki) just let herself into the house without knocking when we were home. Another time she scheduled a viewing without asking . When we were packing we had some people suddenly show up and state that they had an appointment. This was never communicated to us and Vicki didn’t even show. We gave them a tour of the home. A week before we were vacating the home they indicated that we were required to pay for a carpet cleaning and a cleaning service and provide a receipt . This was not in the contract or previous emails and their staff were not even aware of what the policy was . As a renter beware . They are not consistent and are most definitely there for the landlord .

I finished renting with home locators and am overall dissatisfied. They would respond quickly for maintenance and repairs, and I loved that about them. Their staff was also very cordial and helpful, so I was also satisfied with that.

However when it came to the last couple months of my lease, I definitely saw a switch. For example, they require a 60 day notice of vacation, which is a standard I’ve never encountered in my other numerous experiences renting. Usually it’s just your vacation day is the day is the end of the lease. Done. But apparently not here. When I sent in my notice to vacate admittedly late, but nothing absurdly late. I still submitted it a month in advance from the end of my lease. BUT apparently that automatically means I guess I’m extending my lease against my will for another 30 days… so I had to pay a whole another month of rent. I think a 30 day notice, even if the 60 day is expected, is still PLENTY of time to find a new tenant.

Also I put down 1900 for my security deposit. Only got 300 back for absolutely bogus charges. For example, apparently it costs 200 to replace a plastic drawer bin for a refrigerator, despite it being only 15 on Amazon….

Be prepared to jump through these scheming loop holes while renting here.

I rented from these people in Connerton in Land O Lakes from July 2023 to June 2024. They were average standard nothing terrible nothing amazing property managers.

We moved in and the place had been vacant for a while and it had cockroaches. They only treated them after multiple requests. Then we were expected to continue to cover the costs of ongoing treatments per the lease.

Maintenance requests involved a lengthy process of a portal request and then some third-party vendor who contacted you a couple weeks later. Sprinkler had a massive leak during operation, cost us extra on the water bill, and again required multiple phone calls to get repaired. We had one emergency plumbing issue and they handled that promptly and sent a plumber during evening late hours.

Dryer did not work well - per lease maintenance of the dryer was at tenant expense.

We were told we would have access to the community amenities at move in - but this took multiple phone calls and delays.

Multiple fees and nickel and diming, including a third party service if you pay your rent online.

Move out process - they expect quite a bit at your own expense. You have to provide receipts for professional cleaning and carpet scrubbing or you will be charged.

Security deposit. We did get all of it back but had to go back and forth with them a little and had taken plenty of photos.

Overall not a great experience not a terrible experience.

I recently used Home Locators to find an affordable place for my daughter to rent near us in Florida. Our agent was Anna Engle - she was fabulous to work with!! We encountered a few issues on our end that she assisted us with. It's never an easy process to find a place, but she was super friendly, very helpful and understanding of what we needed. She made the overall process the least stressful as possible. I'd use this team again for future rentals if needed.
