Ibero is the worst management company I’ve dealt with. They charge fees without reason, even when I have proof that my HOA payments were made on time. They falsely claimed my payment was late, added late fees, and refused to remove them despite the evidence. Completely unprofessional and unreasonable.

-Professionalism
Reactive Property Mgt. This company is unable to maintain composure when an emergency occurs. On multiple occasions things that could have been prevented with regular communication resulted in panic. This panic typically only had one solution and no other options.
Scheduled meetings and not attended. It didn’t matter if I scheduled the meeting or his office scheduled the meetings. The owner is unlikely to ever attend. Their preference is random frantic phone calls to resolve reactive issues instead of proactive planning.
-Communication
This company does not mind making major changes to the property without consulting the owner. Leaving the owner to deal with the costly outcome of bad decisions.
Poor communication with tenants. They are not above lying to tenants about the owner’s action or inaction in an effort to make his company look good. They will also share property plans with the tenants to secure their contract even if the plans have not been confirmed with the owner.
-Maintenance
The priority of this business is to overcharge for maintenance work. When compared to a large plumbing company for instance his team will charge a considerable amount more and make it difficult for others to complete the work.
Work that is not up to code or incomplete. I paid them for multiple jobs only to find out the hard way by a city inspector that the work was not done, or not done up to code.

It is unfortunate you did not figure this is the route I would take sooner and apply this much communication to your actual business and only the internet.

15 years of experience and still far too many reviews that read just like mine. I was not the first and will not be the last but hopefully there will be fewer people who choose this property management provider.

There is no book that can prepare any of you thinking of a property manager for a consistent mark up for subpar or incomplete maintenance jobs. No book, seminar or degree can prepare you for a man who panics in emergencies.

But again Dwayne thank you for your responsiveness to reviews on the Internet. If I knew this beforehand I would have chosen this medium to communicate. Joel scheduled meetings I scheduled meetings and we would wait for you to no show.

Again. Read his replies to his customers and determine whether you want to be in business with him. This is his temperament and level of professionalism

Dwyane Barrett is a very professional realtor. It was a roller coaster, dealing with two properties. My brother and I decided it would be better to place it under a property manager that has the tenacity and knowledge. If you’re looking for a cheap and unreliable property manager/realtor go find someone else. I came across plenty of individuals that could not fulfill my needs. After several warm market referrals, God placed me in the right hands. I’m not an easy individual to deal with, but Dwayne understood me. He went the extra mile to make sure that I was satisfied! If you need the job to get done with a sense of urgency and authority, Dwayne Barret is what you have been searching for.

As an owner, DO NOT sign with these people. You will automatically owe $500. Very shady managers and money driven. Was told that the repairs they did were done poorly because it was for tenants. Paid thousands of dollars and when I see my place even the doors they painted literally had paint running. They do not get good tenants either. The person they had in my unit was disgusting. The unit has roaches now thanks to them and will need extensive remediation. Additionally the contract is awful. The term was one year and would renew each year on the same date. They required 30 days written notice for termination. Later in the agreement it states I would be charged $1k for terminating the agreement within the first 6 months or $500 after. I signed this 2 years ago and ended the agreement with over 60 days written notice, taking back control of the property after the end of the tenant's lease. They still sent a bill for $500. So pretty much you are signing over to pay them at least $500 or use them to lease your property forever.

We went through 3 Realtors before finding Dwayne at Ibero Property Management. There's no comparison. Dwayne was always available and invested in us. He takes his job very seriously imparting advice when necessary. We really appreciate all his help in finding the rental property we love! We will be returning when it's time to buy our first house! My home buying experience with Dwayne at Ibero Property was truly incredible. He went out of his way and made time for us to view multiple homes before we fell head over heels with our new home! He was very instrumental in ensuring that we found great services to include a knowledgeable and experienced mortgage broker and other needed services. We never felt pressured at anytime during the home buying process and he was available at anytime to answer questions. It was truly an amazing experience and I would be happy to work with Ibero Property Real estate again in the future.
