Shelley has been providing tenant placement for myself and family members for 7 years. We handle the units all year and when its time to renew the lease Shelley will notify us and send appropriate documents to increase rents and keep all leases current. Please avoid working with this Property Management service. The owner (Shelley) was extremely unprofessional from the start of our relationship.
My wife and I were moving to the Fort Myers area and contacted Shelley after viewing a rental property on Zillow. The property was in a good area and had many of the features we were looking for. After calling Shelley to request a viewing, she instructed that we put down a refundable deposit to take the house off the various marketing portal sites so that another person could not rent the house during the time we traveled to Fort Myers to view the house and make a decision to proceed with the lease agreement. After visiting the property, it was clear that the owner nor Shelley had kept up with maintenance of the house, as walls needed painted, the surrounding fence was in shambles, the electric window shutters did not work, yard was destroyed, pests control was non existent, etc. Upon recording all of the damages and sending them to Shelley, she responded with sending me the lease agreement draft. After reading the draft, it was apparent that there was no legal counsel involved in drafting the lease (even though I had to pay $100 for attorney fees). There were numerous errors, typos, and blatant ignorance to proper lease guidelines. After requesting that every error be corrected on the lease and for written documentation that the house fixes would be addressed, Shelley responded via email "lol... not going to happen." She continued to hold on to our "refundable" deposit as payment for the short period of time (5 days) the house was off the online portals. After 2 months of repeated attempts to get our deposit back, Shelley finally informed us that she had sent back our deposit to the WRONG PERSON and that they wouldn't send back the check. Luckily I was able to work with my bank to report the cashier's check as stolen and it was ultimately refunded back to me. This woman has no regard for professionalism, and I would argue that she has ill intentions in her business conduct.

(December2016)I currently Rent a house from the This LLC. I was going to wait till i moved out to write a review of my experience Dealing with the owner. But after the reply i got today, I know she doesn't care about the property or her tenants.

I was hoping Shelley would be respectable enough to have insulation installed in the roof(after reading what is said about the LLC on her website) since what was currently up there had become paper thin and was forcing me to have an electric bill at least double what I've ever gotten before from a house I've rented. I was originally told it was on the maintenance list(April2016), but other than having the well system's water tank replaced after it bursting from being use far past it time(June2016), I haven't seen Her "handy man" since, nor anyone for any kind of maintenance. But her rely today only confirmed to me that she was only interested in money. I was also told She would have to ask the owner if "they" would pay for it and other issues, but never got an answer. After doing some research i found that, Fun in the Sun investment LLC(the owner of the house) is owned by Shelley.

(updated 10/312017)I ended up moving out a moth early to allow a friend of a friend to move in when he needed to(he didn't care about the insulation). Shelley was trying to get me to stay at a $100 less per month for the lack of insulation, as i had told her since she had no plans on getting insulation i had no want to stay another year. i had gotten an estimate on how much blown insulation in the 704 sqft house. It would have cost less than $350. But i had already planned to move out and found a house in South Tampa. Shelley returned the last months rent after first trying to say i never paid it(i had to pay first, last and a deposit to move in). i had taken pictures of every money order i had given her just in case this happened. Instead of sending me the check to my new address that i had given her, she put it in the mail box of the house i had been renting, while only telling me she put it in the mail. She also told me she'd return my deposit after 30 days of me moving out, but at this point it's now been over 7 month since i moved out and i still haven't gotten my deposit back, nor have i received a list of deduction from the deposit(can't be any since she sold the house 4 months after i moved out and i saw the photos on zillow, and everything looked as it was when i moved out). I have tried a few time to get a hold of Shelley to no avail. I now believe she is ignoring me to steal my deposit. I will try one last time to get a hold of her on November the 1st, before talking to an attorney to see what legal action can be taken.

Don't do business with the Woman, She only wants your money and is rude about it. When i first met her at the house, as i told her i wasn't mailing her the first, last and deposit, background and credit check fees. She was driving a lifted F250 super duty with lots of after market parts. I complemented her on the truck, she only looked at my truck and scuffed while walking away. After inside the house she asked where the "girl" was, after i asked what she meant, she tells me she thought she had been texting a female the hole time, even tho my first text to her was, "Hello my name is John Stout...." i almost left at that point but the deal on the house was enough for me to ignore her rudeness. I wish i had told her off like i wanted to and left that day, would have saved me a lot of headaches.
