*WARNING* for new landlords: Wish I had read their Yelp reviews first; it makes you question this business's legitimacy. It's clear that Google reviews can be bought—a sentiment attested by several of their tenants.
I hired this company expecting reliable expertise, but instead, they serve less as your advisor and more as an adversary. Their advertised 24/7 renter emergency line is essentially non-functional, and crisis management is nonexistent. Severe situations are treated no differently than minor ones. It's essentially a one-PM operation, and getting on a call with him takes days! They neither have the expertise nor resources, and their vendors couldn't be more incompetent and unskilled.

They claim they don't speculate cause of the damage in your occupied rental, yet they have no issue coming up with the most bizarre reasons, with no supporting evidence either. Your tenant-occupied property can be brought down to the ground, but they’ll claim that, since they weren’t present can’t diagnose the source (rather don’t have the fundamental expertise or basic knowledge), nor do they make any effort to visit the site to assess and provide informed recommendations and instead will throw red herrings and hit you with the bill!

Instead of sending reputable and qualified tradespeople to attend to a critical situation , they send someone from a PO box address, Residential Partners/general contractors (but charge as if they are sending specialized Grade A tradesperson) whose credentials, and qualifications remain unverified or pretty much disappears when you probe further, who provide inconclusive and ridiculous report sending you on a wild goose chase!

To this Property Manager, major repairs, not identifying cause, costing you exorbitant sums to repair are considered "COMMON" and they downplay the severity of the situation. They dismiss any requests for further investigation (all in writing)! What is even more appalling is they stop notifying you of future incidents. They deliberately break protocol, share false information, and blatantly take advantage of your inexperience as first-time landlords. Which raises serious concerns about the integrity and credibility of this company's operations, suggesting they are either entirely unqualified, unethical, or both!
