We just closed our second real estate transaction with Kaelin Wagnermarsh. The first was a home purchase and today we closed on the sale of my mother’s condo in Aptos. She did a tremendous job for us again! It was a tricky sale in a weaker than ideal real estate market. She worked well with all people involved from the condo HOA, to title, the lender, to the Buyer’s agent. She stayed calm and kept it moving forward. Kaelin's profile caught my eye because she was not only selling properties, but also land. My parents had nothing but land for sale after their home was destroyed in the CZU fire and they couldn't afford to rebuild. After years of stressing over what to do with the property and getting more and more confused about the County's requirements, Kaelin did all sorts of research and was able to sell the land to a new neighbor developing nearby who simply wanted to expand their property. It was a win for us and the buyer. We could have never figured out how to do this on our own. And even though this was a smaller transaction that one that would have a whole house with the land, Kaelin put the same amount of effort and care into it as she would with any client. She was great at communicating quickly and made the whole experience way less stressful for us.

Kaelin Wagnermarsh just sold our Santa Cruz mountain property. We shopped around back in March. After several interviews we chose Room Realty and Kaelin and her team, in particular. Kaelin clearly had a plan for prepping, showing and selling the property. She mobilized her significant support team to prep the property and get it on the market by mid spring. Once on the market, Kaelin scheduled weekend open houses and "broker tours" until we had a couple of reasonable offers (this took place during a slow market. We were kept in the loop throughout all the prep and we received daily reports as the marketing efforts continued. We discussed the offers and responded to the better offer. Kaelin was ready with recommendations as we moved through the process, but always listened and respected our decisions. Kaelin and her team was available 7 days per week at most hours of the day if needed. We all know there can be twists and turns through negotiation and escrow on the part of buyers and sellers. Kaelin will be there for you at every twist or turn. I give Kaelin Wagnermarsh my strongest recommendation to sell your property. I'm sure she is equally competent representing buyers. I will call Kaelin the next time we need a realtor in Santa Cruz County.

She will find and schedule showing of properties have not hit the market yet, get you disclosures immediately and find out about other offers.

Kaelin will never pressure you into making an offer that you are not comfortable with while advising you on what a reasonable offer would be.

If your offer is accepted, she will schedule additional inspections for your peace of mind. If you decide to do work on the house, Kaelin will find contractors, schedule the work and follow up with contractors until the work is complete.
