Our 18-month experience with Stephanie as a cohost, property manager, and realtor for our 6-unit property in Cocoa Beach was an absolute disaster. It was literally the second worst I’ve ever had with a professional.
As a short-term rental cohost, she was mediocre at best, managing only 60% of what we could do ourselves. Early on, she forgot to open the Airbnb calendar for March, shrugged it off with an “oh well,” and left us scrambling. I took over and booked every unit for Spring Break myself. Her initial cleaning crew was decent but overcharged us and made racist remarks, so we dropped them. A friend she brought from Tampa was better, so we gave her a chance.
When we switched to long-term rentals, Stephanie stayed on as property manager… and it only got worse. She was sloppy with paperwork (I had to beg for documents I should’ve had months ago), and communication was nonexistent. Case in point: just before Labor Day 2024, a tenant moved to another location with her boyfriend and her adult sons moved into her unit without our knowledge. Stephanie verbally okayed an extended stay (against the lease’s 10-day guest limit) without telling us. They stayed four months, trashed the place, and established residency, leaving us stuck until the lease ended because she’d already been fired by then.
As a realtor, she locked us into an exclusivity agreement, then utterly failed to deliver. In 6 months, she managed one showing… for buyers who flew from Toronto. She arrived an hour late, left after 15 minutes, and I ended up doing 90% of the work myself. Her follow-ups were pathetic. It was like she wouldn’t even put in the effort.
The breaking point? A text she accidentally sent me, calling me a “scam artist,” followed by a flimsy excuse that it was “meant for someone else.”
I gave her 30 days’ notice to terminate per our agreement; she quit the next day. Other owners I’ve spoken to echoed similar frustrations… poor communication, unreliability, and fears she’d dodge the notice period (which she did). I’m easy to work with until I’m forced to do the job I’m paying for. Stephanie wasted our time, money, and patience.
Avoid at all costs.

She has ample of expertise, which were reassuring during the stressful process of buying and selling. I always felt she has my best interest in mind.
