As of this moment we closed on a property with Newby Realty on Friday February 21, 2024. It is the end of the day Monday February 24th and no one is returning calls or emails and we do not have our money.
The Newby Realty company used predatory tactics with constant lot rent increases forcing us to sell after only two years and now they have stolen our money and are not responding to calls or emails.
Edit: within an hour of this review the email confirmation the transfer was made came. About 7 pm. Well beyond business hours which is highly suspicious behavior. Beware of any company that holds cash money sales until you have to ask for them. You should not have to do a bad Google and Facebook review in order to get your funds after the promised date.
That is not a very good way of doing business.

Newby Realty and there property manager Bryan was amazing. I came in from MA with only a day and a half to hopefully find the perfect mobile home for me and that’s exactly what I did. Bryan was amazing, he took the time to show me a couple of mobile homes and also walked around the park showing everything they had to offer. The help he provided to me was professional and kind. He was very knowledgeable. Newby Realty was very quick with excepting my offer and completing all the paperwork. Would definitely recommend them and would definitely use them again if needed to.

We really appreciate the professionalism of Newby Realty. Our representative, Denise, was truly awesome. She answered all our questions & did a great job of showing us houses & closing the deal. She was timely, friendly & helpful. She followed it all, keeping up with inspections, questions & closing. And made sure we feel welcomed into the community we bought. Frank & I are so grateful & feel like we have a home & are part of a great community. And perfect timing: the week after we bought, Newby had a strawberry social & we were included. It was a great way to meet everyone.

Worked with Amanda from beginning to closing. She was amazing. She helped us from the east coast, central and west coast until we found the one !!!. This is first and foremost a property management company. They know next to nothing about how to market and sell a manufactured home. They do no advertising other than to speak with potential buyers who happen to drive into the park. They assume that since you were willing to lower the price on a current negotiation, that price is your new asking price. They are particularly adept at manipulating older people - seem to be fully trained in obsequiousness, and will fawn all over unsuspecting elderly people, but will not return calls, will not process paperwork in a timely manner, and are, frankly, either disingenuous, dishonest, or incompetent. My mother signed over her titles after being pressured into lowering her asking price to an absurd level, and then waited three weeks to receive her funds, all the while being told she would receive a check "tomorrow." This is not just an agent issue - the company was contacted and was equally useless in resolving the issue. If you are advising your parents on selling their home, please make sure that they deal with a different realtor.
