Absolutely disgusting, shady company. I urge you to avoid them at all costs as the health and safety code violations present in the properties they manage still makes my skin crawl. They do not respond to emails. They do not respond to voicemails. When, seemingly by divine intervention, they do manage to actually answer the phone, they have rudely hung up on us. The 1553 Riverside apartment building is currently experiencing a roach invasion that they refuse to acknowledge and address, despite the presence of photos and videos showing the infestation.

After six weeks with no response, we had no choice but to consult an attorney to help us seek refuge from these slum lords.

The roach infested property we had the misfortune of renting also has a dumpster that is routinely completely filled within a couple of days after trash day, and the excess rubbish would pile up around it creating yet another unaddressed health code violation by the weekend every week.

Amusingly, they have added a sign on the door of their Redding office building directing you to ring a doorbell for assistance, presumably because other tenants with similar complaints have not been as polite with them as we have.

If you are having issues with them like we did, document everything. Take photos, videos and save all emails. Your lawyer will thank you.

Please, avoid this company.

It’s been 2 weeks since my bathroom ceiling is open due to water leaks and they haven’t given me update about repair. They are too slow on addressing issues unless you file a lawsuit against them or terminate your lease that is when they take actions.

Told me they sent the deposit out twice (still never came) and when I got it it was wayyyyy less then the agreed along amount. Talked to them, the only reason why I got my whole back is because they were legally overdue. Suspect they were tryna wait it out to get my whole deposit. And when I look at the place now it was completely redone so suspect it was for that. Had problems with them throughout.

First off the name is property UPSURGE. Red flag right there. So I looked at their reviews before getting a rental. Basically a public slumlord rating by everyone. I thought I would just go see for myself. Most every place was inhabitable by human beings in my opinion. Definitely listen to all the reviews here. It will save you money and time. UPSURGE. Hahaha!

I have previously rented from property upsurge and when I say slumlords, I MEAN slumlords. Our unit was NEVER quite right and we NEVER got anywhere when it came to repairs. The office is ran by 20 something year olds that honestly do not know anything about professionalism or manners. It really makes no difference to me if you rent from them or not but I can promise you will regret it

They have bought up to 100 places as Redding was the fastest growing City.. They bought my apartment complex.
They I think are doing their best to have much needed places for people to live. Any problem they are here in a flash ?
I'm moving after nearly 5 years so We Shall See how well they do in my exit‍♀️

Their website is deceiving, they act like they’ll work with you on credit but then after you apply and pay their application fee- the story changes to “it’s by their discretion”. Dakota is RUDE as all get out. She treated my family and I like we were disgusting and talked down to us like we were trash. We are a hard working family that has been through absolute hell and honestly Dakota should be fired for how she treats people. Don’t work in customer service if you’re gonna be absolutely horrible to people. I couldn’t believe how rude she was to us as soon as we walked in the door.
Do not trust this company, they lie all throughout their website. They lie to you at showing and get your hopes up and then crush them after they take your money.
