Really disappointed in Raintree Property Management and Guy, the owner. He ended up quitting out of the blue after our property was on the market for 30 days. He claimed that he did not feel he could live up to our standards, which was apparently based on me emailing him asking how he came up with the 2nd price reduction he was proposing (was it based on comps, did he look into other properties where pets are allowed, could he justify why our property should be listed at the lowest rental price in the market). When he quit, Guy sent me the list of prospective tennants (about 30), though, to my knowledge, the property was only shown once or twice. As I started reaching out to his list of prospective tenants, I received feedback from several that Guy was not helpful, could not answer basic questions about the property, and was difficult to get hold of. One could not figure out how to submit an application in their system, and Guy would not return her calls. Additionally, while they are billed as a full service property management firm, the make-ready work they did was entirely inadequate, including not having the carpets cleaned as we had agreed to, not painting the patchwork they did on the calls, and not wiping down walls that had been left a little dirty from the previous tenant. I saw very little attention to detail in the make-ready work or the listing, which was riddled with errors (he listed travertine floors when the property has hardwood, and granite countertops when they are tile). I spent a few days finishing getting the property ready myself, and had it rented within 5 days at asking price. Proceed with caution if you are considering engaging Raintree Property Management.
