I do not recommend using this property management company.

Both I and my co-applicant felt that it was a waste of time and money. That despite being up front from the beginning about our circumstance, that they were never going to see the overall picture of our application: 2 mature qualified long term tenants who would take care of the rental as if it was their own home. (We met the income requirement, had excellent credit and references) We believe that because my co-applicant had a Section 8 voucher, that the application was not given the appropriate consideration. But because it is against the law to discriminate, they were more than willing to take us through the process, take the money for application fees, then say the unit was rented to someone else.

BEWARE. Proceed with caution.

They had plenty of tenants looking at a listing that was appraised way too low for SLO. There were tenant applications coming in for higher than listed, but ended all applications in only 2 days after the open house, and completely missed the opportunity for the landlord to receive a better offer. I would not advise listing your property through a management company so poor in their fiduciary duty to you

Update: after contacting REG via email with a detailed response to their charges, Amanda let me know that they would be refunding the cleaning and painting charges. She also clarified that the inspection list shows everything that needs to be done, regardless of tenant responsibility, which seems a bit confusing. However, I am very happy that they acknowledged and corrected their mistake quickly. I should also add that when we had issues with the unit, they were able to get someone out to fix things within a few days. So overall we had a good experience with REG. I have changed my recommendation to reflect this.

They were very friendly and professional, right up until it was time for us to move out. David, the owner of the company, came and did the pre-move out inspection and refused to put anything specific on the form other than "clean per REG instructions." When cleaning, I went above and beyond the list they provided (I used to clean rentals, so I know what's expected) but they still charged us $295 for cleaning fees.
Part of these fees included touching up door jambs (which we noted looked bad on our move-in form), disposing of items left by tenant (the items weren't ours, they were left by the owner and the company that did a remodel right before we moved in), and cleaning the exterior of the upstairs windows (which David told us specifically that we WERE NOT responsible for).
The most frustrating part is that the "itemized list" for the cleaning fees seems to be a copy of the instruction list they provided, rather than fixing any actual deficiencies in our cleaning. The only exception is that they noted a "strange ladder device" that they thought we left behind in the upstairs bedroom closet. Those ladders are legally required to provide egress from the second floor in the event of a fire downstairs. We did not put them there, REG did. But for some reason they noted it on our final inspection.

I had an issue which would have required a lot of back and forth communication between me and a lender. I reached out to REG who managed the property and David/Alyssa immediately took ownership over the issue and reached out to the lender directly to resolve it. I very much appreciated how quickly and efficiently they were able to accomplish this and also the high degree of professionalism I experienced during our interaction.

Major lack of communication, payments were repeatedly added to my bill that I would have to call and argue about every month. Dealing with REG has been nothing but a hassle and I'm glad to be free of that. If possible stay away. Rent will continue to go up every year, while the properties that they maintain fall farther and farther into disrepair.

Parents be wary of this company's practices. My daughter and two friends signed a one year lease with security deposit put up equally among the three girls. When said lease ended on June 30th, one of the original girls decided to stay in said apartment (Glen Mar) for another year and found another roommate. REG had the new roommate sign a sublet agreement stating she would be now liable for rent. However as to our portion of the security deposit - that is left up to the girls to "work out". I received no notice of this "deal" even though I am the one who paid the security deposit and signed as a guarantor. New roommate has now subletted her room for the summer and "can't/doesn't want to pay" security deposit until she moves in September 1st. REG says not their problem as my daughter signed contract for sublet. I think as a courtesy REG should send an email to the guarantors (parents who they take money from) and let them know about and read any agreements their students are going to sign. So now REG has my security deposit money and I need to hope that new sub-letter will abide to a verbal agreement and reimburse me. We'll see in September. To me this bad business practice and underhanded.

REG Property management is typical among San Luis Obispo property management companies. Always remember that their customer is the building owner- renters are just an annoyance that they have to put up with.
They are able to get away with "attitude" because of the housing shortage in SLO. Avoid dealing with them if possible.

Thank you Amanda @ REG!! Our new property manager and gettin things done for us!! We live with 9 girls in an extremely complicated old house and it’s great to feel cared for and like we are on her radar. Happy with the switch in management for the rental we live it:)
