Overall disappointing experience attempting to rent from this company. Toured a property and applied quickly when told that the property might not last long. Gave it a week and the application fee still hadn’t been cashed. Attempted to call and was told realtor would give me a call back…never received a call. I attempted to call again the following week to see if there was any kind of update and was told she was out of office but that she’d call me back and again, no reply or update. After nearly a month and a half I still have yet to hear anything about the property or my application, and the property is still up for rent. I ended up finding another property and called them to toss my application.
I’d understand if there was a hangup that was delaying the process, or even if I wasn’t chosen. But to have my calls dodged without any kind of update for over a month now is ridiculous. Renters deserve better.

Renting a house in San Luis Obispo is challenging. Or at least that's what I thought. *(if you are reading this please read all my opinion)
Normally property managements never care about tenants even when something needs to be fixed they never fix it quickly you have to wait 2-3 weeks.

*San Luis Obispo Property Management: This was my first time renting with San Luis Property Management. From the beginning when we made an appointment to see the house we liked, Kathy was very kind, answered all our questions and gave us our application, she did not make us wait weeks to tell us if they would give us the house or not, we only had to wait 3 days.
When he gave us our keys, he gave us our contract and additional information about bills and security. We didn't have to send any emails asking for anything else from the company, When we had a problem with our door on a Sunday and we filed the complaint on the online portal and the next day they were calling us to see what time we wanted the person to come to fix it, that same day.

We never really had any problems with the company, anything you need they respond very quickly to emails.
I have never recommended a home rental company before, but this company deserves it.
KATHY is an amazing person, you will never find a person like her, she is one of the few kind, friendly, kind, respectful and caring people you could meet, she is always thinking about how to improve the living conditions in your home. . It is one of those times that you are not afraid to call your landlord for fear of getting angry, he is always there to help you with any problem that arises in your house with a smile that makes you feel that everything will be solved.
She was our neighbor and we were never afraid to be in our house, she never bothered us in any way, on the contrary, she was always on the lookout for us.
Whatever we needed, sadly we moved out of the area, she is the best neighbor anyone could have. Thank you Kathy for giving us this amazing experience, not only as company but also as a neighbor. You will always be in our memories as the best person we could meet.

My experience renting from San Luis Property Management couldn't have been better. Matt was my landlord for 3 years and in that time, he was always friendly, attentive, and helpful to me and my roommate. He addressed maintenance requests in a timely manner and was always easy to reach. Their online portal is great tool- made paying rent and submitting maintenance requests super easy. I highly recommend renting from San Luis Property Management if you're in need of housing.

Renting from San Luis Property Management was the best housing decision I made during my time in SLO. While they offered great services like online payments and easy repair requests, the personal care from their staff – namely Kathy – was refreshing. I have rented through two other property management companies in SLO and none compare to my experience here. Kathy was always pleasant, considerate, and eager to help with any issues or concerns. She responded to emails promptly and was always welcoming to me when I would drop in at her office. She took the time to consider applicants for our housing complex, not just to see if they checked all the boxes, but to see if they would be a good fit. Kathy made me feel at home as a renter and helped develop a great community.

Contacted SLPM about renting an apartment in SLO, was told by Barrett Pepe that it is open and available. My friend and I submitted our application, we had to PAY $80 total JUST for an application and to EVEN BE allowed to see the property. This is already an extra expense for college students like myself. After submitting application, we got approved for a completely different and far away apartment. I was in contact with Barrett Pepe about the specific apartment I wanted, and he just told me someone took it. San Luis did not inform us about whether the property we applied for went away in the next few days before application submission, so they just took our application fees. They should also take into account the requests that prospective renters want, so they we are not annoyed when they weren't approved and instead chosen for a property that we did not want. There should be a better system in place that allows for seeing property before getting approved, and notifying renters about the requested property availability so they do not get selected a random property.

We've been renting with them for about a year now, and the experience so far has been absolutely wonderful. It's so RARE to actually enjoy working with property management.. But the agents here are incredibly professional, efficient, and friendly - especially Matt! They've always made time for us for viewings and questions. They clarify the lease agreement terms well. All of the paperwork is located online. We've NEVER felt cheated or neglected. Everything has been so easy and positive. We even decided to live in another location next year under the same management!

All was great with the property until we started to move out. We alerted the company of several things falling apart and things not working adequately, but nothing ever got addressed. They raised the price on the washers and dryers because why not take advantage of the residents? They also don't allow online payments, which is unfortunate and somewhat of a hassle. The buildings are starting to become outdated, and Matt - the property manager - takes weeks to call back, so hope it isnt an emergency!

Wow beware of this company! Our girls moved in to one of their properties and it was disgusting-slum lord conditions. Lock to converted garage bedroom broken, evidence of rat droppings, walls not painted among other things. They finally fixed most of the issues but only after complaining. When brought this up to them, they were defensive, responding "Well the problems were fixed right?"
