Terrible title company. They sent us POAs to get notarized in order for a close relative to sign closing documents for the homebuyer as they were overseas. We executed the POAs THEY sent, and a week before closing they decided we couldn’t use them and would not allow the closing to happen. We had to push the closing back and move everything over to another title company who made zero fuss about using a POA. Southern Title jeopardized the transaction and caused undue stress to all parties involved. Don’t use them.

UPDATE 9/30/22 - We spoke to multiple title companies, all of which had never heard of any such requirements that would prohibit a POA and gave me confidence that they’d be able to close the deal. Furthermore, once it was established that we would not be able to close with Southern Title, we requested to purchase the lien search that had already been performed and that would help expedite our closing at another title company. Southern Title REFUSED to sell us this lien search because it would be used to close elsewhere. So no, Southern Title is not “glad” we were able to close somewhere else and they’ve only responded to this review for damage control.

I went to this place with a simple question on a property. The woman in the front desk has absolutely no knowledge of the information she is giving. She was not helpful at all and the only thing she told me, she told me wrong. Then she went to ask someone else inside and that person didn’t even bother to come outside and try to help. No information or direction where to go next. She practically told the front desk woman to tell me sorry they can’t help and to get me out of there. I later went to the Deland courthouse and they said whoever gave me that information should not work there. People can not guess and act like thy know. Useless. No motivation to help if there is no money involved. She didn’t even know all my questions and the fact that I needed something else that I was going to actually pay to do there and trust them with my property. In other words, no customer service, no will to help, no knowledge and gave wrong ridiculous information that anyone else knows. Don’t go there.
