If you are looking to rent a property managed by Team Realty Investment Solutions, you need to run and go elsewhere! They will manipulate fees so that they can keep your security deposit. I was told that they needed to replace carpet in 2 rooms and the cost was $1,350. They even attached an invoice from the flooring company. I contacted this so-called flooring company and they quoted me $650 for Berber carpet in 2 rooms. I even gave the correct measurements. Where did Team Realty get $1,350?!! They are crooks and scam artists. Stay away! This includes their little realtors Horace Diedrick and Brian L. Woods. Brian would not even return my calls to discuss their bogus invoice. The company should be called “Fraudulent Realty and Bogus Solutions”.

I went to a real estate club meeting sponsored by Brian Woods. He promoted a new program to buy qualified government owned properties at an approx 15% discount using a non-profit organization. He assured me that everything was "above board" and that there was nothing "unusual" about the program. I found a qualified property, made an offer with a 2k deposit. The offer was not accepted. I contacted Brian about a week later because I had not received my deposit back. Long story short...the deposit was transferable to another deal through that same program, but not refundable. Brian had failed to mention that very important issue and I missed the very fine print in the contract that briefly mentioned that fact. It was about 3/4 of the way through 30 or 40 pages of paperwork in very fine print. I've asked Brian on several occasions why he failed to disclose the "nonrefundable" feature of the deposit and he has never answered the question. He no longer participates in the program and the program no longer exists so my 2k is gone. In my opinion, Brian lied when he said there was nothing unusual about the program. I think a non-refundable deposit is certainly "unusual". He made a lame attempt to get the program to return my money. He basically said I was on my own. He was "supposed" to be on my side of the transaction and protect my best interest. Instead, his extreme lack of integrity and his dishonesty cost me $2,000. I flip real estate for a living and would NEVER use his services again. I only work with realtors I can trust.

They showed me a condo for rent and even though Brian quoted me a completely different price than what was on the listing, I didn't think too much of it. Big mistake. His assistant Maria got us to do the applications which were $50 each and the website charged us twice for one application. Maria called us back a few days later saying we "didn't qualify" for the condo but offered a bogus reason why she also assured me I'd at least be refunded for the over payment but kept calling me almost daily with a different story. She later claimed we never paid twice and demanded a bank statement to show proof if it had when she initially said she DID SEE the charge go through twice. This place is a scam I believe they're after ppl trying to steal money. Maria also told us the first reason we didn't qualify was bc of an eviction which we've never had and once we expressed that to her she quickly changed her story to say that it was instead our credit scores which is also a joke bc the area is not the greatest and I know a few ppl who live there never mind the fact that she never mentioned a certain credit score was needed PRIOR to submitting an application. Steer clear of this "business" and its shady ppl&practices.

Ok here we go. First of all we gad mold in our apt and were put up in a hole of a motel with roaches and no stove or microwave. Were forced to eat out every night spending more than a months rent on this. And then they charged us for rent and late fees while we were not in the apt. Also took 600 of the deposit to pay themselves for helping us find another place. They are crooks. They also took the last months rent when we never stayed the last month.
