My husband and I worked with the "Ring the Rivers" team to buy our first home in Tallahassee in 2020. I think it important to fully recount our experience with Cindy, our realtor there, in the hopes that others will not have to experience what we did.
When we first met Cindy, she had not updated our home list or done a final check for any available homes. My husband and I had to repeatedly send and re-send home links and addresses so she could update our list while we all sat in the office.
When we met with Cindy the next day to look at homes, we all rode in her car. Cindy received a phone call from another client. She took the call in front of us, and I was struck by Cindy's remark to this client that she couldn't do anything about a coding problem and that HE needed to "make it happen" with the new construction and city to resolve the issue. I thought it was odd that the realtor told the buyer to handle such a nuanced coding issue.
When house hunting, we would turn to ask a question and find her outside on the phone. We accepted this as normal. Cindy told us we should offer full price for our desired home and not negotiate since the seller already rejected an offer. She also said she personally knew this seller, as she was also a realtor and they had worked together in the past. Rather than seeing that as a warning sign, we were encouraged that Cindy said she knew her and hoped that could help us.
From that point, Cindy basically stopped communicating with us unless I called to ask a question.
The week of closing, Cindy called me and said she was at our house doing the walk-through and that "everything looked good." She did not give notice, did not send pictures, and did not video-call me to confirm. She also did not have our inspection list with her to double check that all items had been addressed. I had to take screenshots and text them to Cindy so she could double check the inspection list. It was only then that she noted the water regulator was not fixed. Several days earlier, she told me the seller agreed to fix (and had fixed) everything on our request list! I had to ask her repeatedly to contact the seller and request she fix it. I personally called two other plumbers and our home inspector; they all said our water pressure was too high. I told Cindy this, and she finally agreed to forward my email with our concerns to the seller and call her the next day.
When Cindy called me back the next day, she said the seller told her she "forgot to mention" that she actually didn't fix everything on the request list, and that the seller's plumber said it was fine. I told Cindy that I already spoken with two other plumbers and the home inspector about this, and it wasn't in a safe PSI range. Cindy said she'd have to call the seller again. Shockingly, Cindy then began to give me quotes for a plumber job for my husband and I to pay for. I was speechless. Why was our realtor- two days away from closing- telling her buyers that, although the seller said everything on the list was done, we would have to pay for an unsafe item noted by the inspector? And why was she telling us we now had to pay for something that was said weeks ago to have been fixed?
On closing day, I had to call Cindy and see if closing was happening. She didn't know. When there were issues with the remote notary, I had to speak with the title company and the lender and the notary. Cindy didn't handle any communication. At this point, I was so used to talking to everyone across departments that I was embarrassed to discuss the issue with family. They couldn't believe our realtor hadn't handled communication between us and the home inspector, closing agent, lender, title manager, or notary. My husband and I had to call and confirm everything ourselves.
When we spoke with other members of the closing team, they offered to help us but wouldn't do anything about our experience. It was the most stressful home-buying process. Please do not use this realty company.
