I had a frustrating and disappointing experience with Triad Realtors after moving out of my rental property. When I vacated the property on September 13, 2024, they failed to comply with California tenant laws regarding the return of my full security deposit, and withheld $125. This may seem like a petty amount, but an amount Triad appears to skim from many tenants and think unnoticeable. Specifically, they did not provide an itemized list of deductions until October 7, 2024, well beyond the 21-day legal deadline required under California Civil Code Section 1950.5(g).

Their communication throughout the process was inconsistent and inaccurate. They claimed to have sent an itemized statement earlier than they actually did, but I have documentation proving otherwise. Additionally, the charges for cleaning were excessive and questionable, as I provided photo evidence showing that certain items listed as "dirty" were already clean at the time of my move-out.

When I attempted to address these concerns, I was met with dismissive responses claiming they "acted in accordance with the law," despite the clear violations. This level of unprofessionalism and disregard for tenant rights has been incredibly frustrating.

If you're considering renting from Triad Realtors, I strongly recommend documenting everything thoroughly, especially during the move-out process, and being prepared for potential disputes over your security deposit. I would not recommend renting from them based on my experience.

I had rented 2 properties with this company the first one was smooth and I got my full security deposit back a couple weeks later. I recently moved out of the second property and I had put down 1200 for the security deposit and I only got $30 back. I saw the charges and it was ridiculous 500 for yard cleaning when the yard was totally fine yea it had some overgrown vegetation but nothing crazy I mean it’s literally a yard full of sand !! Also was charged 300 for carpet cleaning, i understand that one but it was NOT dirty what so ever we even mopped and vacuumed before we left. Also had charged for some inventory stuff, whatever that means. And was also charged for things that were worn out. Like that’s something the owner should cover right ? Seems like they just tried squeezing every penny out of it. I always payed my rent on time and never caused any problems. WOULD NOT RENT FROM THIS COMPANY!

I’ve been dealing with Triad for at least 10 years if not more. They have always done an excellent job finding tenant. I manage the properties myself. They screen tenants and they only charge 1/2 first months rent.

I would highly recommend.

Triad took over my past property management company,and not knowing what the damage hedi was in with both feet all along from the beginning , she helped me get thru and get out of a terrible situation, in which was not my fault at all and no body blamed me or kept me back with moving on, My other company ? decided to demo my bathroom tearing out my whole shower and bath. Leaving dirt. Then leaving me. Well hedi showed up and got me out of there with my deposit and smiles.... Thank you triad for picking up where there's problems and completing and helping me..

Avoid At All Cost! You will not get your deposit back no matter what. They are crooks. Charged me for things like Dusty window ceils $200 ?. Place was not good when I moved in and I left it immaculate.

These people are shady, shady, shady.

My final interaction with them as a renter of over 3.5 years was ripe with dishonesty.

They claimed to have done something when there's proof that they did not.

Also, please know your rights as a tenant, because these people will do anything to undermine them. They're expecting you to NOT stand up for yourself.

Moving in? Take photographic evidence of the condition of the property BEFORE you move a single item into the property.

Open every cupboard and closet.

Don't forget the baseboards, floors, walls, ceilings and the outside (exterior and grounds)!

Lather, rinse and repeat prior to surrendering the keys (when you move out).

Do not, under any condition, trust these people!

We had Triad Twentynine palms as our rental management for 2 years and they were great. We had another from down on Adobe prior for a couple years that were really shady and backwards. We couldn't wait to get out of that house. Whenever something needed to be repaired it was taken care of. Also, anyone representing the company that came to our rental house was pleasent, competent and professional. We are grateful for triad and thier professionalism and nice to work with. Highly recommend

Rented from them, bought our first house through them, rented out our house through them.
-The buying experience was easy, professional, and great.
-The renting and rental experience, while not perfect, will meet your needs. They are willing to work with you on most things. They do not always come across overtly friendly but that's par for the course in that desert and there are many that are worse in that regard than Triad.
