Lived in one of the properties for 8 yrs and paid all rents onetime. Property itself was good, however, management was not good specially at the end times. Any service request except A/C was ignored, waited few months for ancient Washer and Dryer replacement and ended up buying my own.

Management deducted money from my security deposit with false claim. $150 dollar for 12 yr old dishwasher which i have not used even for a day, they confirmed receiving key and charged me $50 for mailbox key, A/C battery and filter $150 . A/C was less than two months old.

Contacted manager and guess what, my request was ignored. Not professional.

they don't do any repairs
It's been over 2 months since my house had a broken dishwasher, washing machine, and AC, but the manager keeps ignoring calls and texts from tenants, and the office,keeps calling but never answer the call from tenants even during business hours.
And the plumbing is old and often clogged, but even if you show the work report of the plumber you hired and try to prove the clog wasn't your fault, they still charge you $200 every time they fix the clog.
It will be billed and automatically deducted from your bank account.
In other words, after more than a week has passed since the sewerage was reversed from all kinds of water supply, the 200 dollars will be wasted money because it will come back without a fundamental solution, and the work report from the contractor will be lost.
Even if you ask for a receipt, they will ignore your contact forever.

My neighbors were also dissatisfied with the management company and left without renewing their leases.
Good reviews are fake reviews from employees and realtors.
I hope you read the reviews from me and other tenants before signing lease through this management company.

This is THE WORST property management company I’ve ever been involved with in my 15 years of renting homes. Angie is evasive, does not answer the phone, does not respond to messages or emails. Don’t bother going by the office because they aren’t there when they’re supposed to be. They’ll charge your security deposit to “power wash” the whole property, charge you for things you requested maintenance for months ago and they never respond to, call them from a different number and when they know it’s a tenant they start ignoring that number too.

DONT RENT FROM THESE PEOPLE. They are thieves and evasive to their tenants and don’t care about anything once you sign your lease and pay them. They’ll hold any overpayments and not give them back, they won’t fix issues that you report to them and again will charge your security deposit for those things.

If you rent from these people you better have a lawyer on speed dial because they will steal from you and lie and you’ll never be able to talk to Angie on the phone. Angie is not even a real person as far as I know because she has NEVER ONCE answered the phone in the whole year of living in their house.

DONT RENT FROM THESE PEOPLE. YOULL REGRET IT IF YOU DO.

By far the best management company I work with!
I own properties in 3 different states and work with 3 different management companies, I wish Upside worked in the other states I'm invested in as well.
The most proactive team, fastest responses, always on top of things, and whenever needed, always with a variety of solutions.

If you're looking for a properties management company and you're lucky enough to have Upside working in your area, search no more, I can't recommend them enough

To this day, I never received a refund for the water deposit. Not even after providing a screenshot of their OWN email acknowledging they would issue the refund when due, or with proof of a zero balance that they have access to as its their own payment system. They did not cooperate with the complaint I filed. They were unbearable to deal with, especially when it came to delegating what the associations' responsibilities were vs. theirs for repairs. Do not recommend.

Ok so most of the things I complained about did get fixed. I moved out 6/25/23 gave keys 6/27/23 due to work hours I had to leave work early because we were unable to meet at the time they set. On 6/30/23 I get a notice about the return of my deposit. She stated to me they had 15 days to return the deposit if no repairs or whatnot had to be made. Even the state of Florida says they have 15 days. As of today I have yet to receive my deposit and Friday will make 3 weeks! I even gave bank account information for direct deposit to make it easier and not have to wait for a check. Still nothing! Talked to someone who said a check was mailed out June 30, 2023 and they couldn’t control the mail. I stay in Port St Lucie now and I’ve received all kinds of mail but no check in the last 2 weeks! Please keep in mind I gave bank account information. A form we had to fill out when asked online how I wanted my deposit returned I said via direct deposit! If nothing comes by Friday I’ll have no choice but to take legal action as they would if I didn’t pay my rent! Never mind that a car accident took me out of work from April-June, rent still paid and on time! Left their apartment cleaner than it was given to me! It doesn’t take 3 weeks to receive mail from Sunrise to Port St Lucie! I stand 10 toes on what I said, if I don’t receive my deposit I’m taking them to court! DO NOT RENT FROM THIS COMPANY or THE BELMONT CONDOMINIUMS!!! I am literally going to have to fight for money I paid them that’s rightfully mines! I love giving reviews next I’m going to the BBB to rate them there as well! I hope I get to meet the landlord so he can find a more professional company that cares more about the property than getting tenants money!

I really wish I would’ve read the reviews before signing a lease with the landlord who rents at The Belmont and uses this management company! I send a picture of the list I wrote of repairs needed…about 17 things. Two months later I have to reach out to remind them that I’m still waiting for those repairs to be done! They have no problem sending a notice says before your rent is due and I actually pay ON TIME and at times I pay early! I the tenant who pays the rent had to reach out to a maintenance company who never called back to set up a time! All I know is when I leave I hope I don’t have to sue this company for my deposit back! The state of Florida allows 15 days for the return of a deposit and 30 days if the landlord finds a reason to not return the deposit that has to be sent in writing! I will take a thorough video and I’m keeping the pictures AND emails! If you read this please don’t rent from this company! I’ve been in my place since the end of June and I am not happy!
