This is a management company that oversees Palm Gates Apartments. I reached out two weeks ago in order to get something resolved as the management team at that complex are useless in every sense of the word. I spoke to a Briana who was super helpful and let me know she would reach out to the person who manages the staff who manage the apartment complex. I let them know that I was looking for some sort of engagement as I was going to be submitting a complaint to the BBB about both this company and the complex I live at currently. I reached out twice via email and have received zero word. This company is the epity of slumlord so if you see any property managed by this company stay far far away and tell everyone else the same thing. Below is my review of that complex. Again the property is "Palm Gates" Its an awful pace Don't move here the staff incompetent and rude. The senior manager is 100 and manages like someone who gave up on doing anything worthwhile 50 years ago. I had the displeasure of having to deal with her recently. I highly recommend looking literally anyplace else besides this place. Never in a million years would I ever live here again. Awful experience. Also the place is in shambles but hey don't take my word for it I took some pictures (2024) that show the state of everything here. Not to mention the pool is never open in the summer, there's bugs year round due to the fact that yards in most backyards are full of cat piss because again, the manager enjoys animals more than people. Imagine of 90 year old cat lady managing an apartment complex and you'll have some idea what I'm talking about

Westco Enities is low budget HOA property management company. Rude, aggressive property manager. No website access for Homeowners, outdated manual processing, receptionist can’t even answer basic questions. Ignoring requests for information, documentation of governing CCRs, Bylaws & covenants, disregarding mandates of Ca law in time frame to provide information. Selective Exclusion to refuse to respond to any questions…. Total JOKE!

Works exclusively for the HOA Board instead of working for the association members. The HOA Board loves Westco Enities to control POWER over association members.

You get what you pay for, there is a reason for low budget pricing. JUST VALIDATE BY LOOKING AT THE REVIEWS!

Westco is the property management company for our HOA. They have provided us with exemplary service. Jen and Maria are our company representatives and they provide us with quality service. They are always available and will work hard to resolve any issues. Ken and Dwayne have also been very supportive of our needs and will go the extra mile to provide quality customer service. I highly recommend Westco for property management services.

I have lived here at herritage townhomes for 10 years because the price was decent for the space at one point. The area has grown to be very sketchy cars are broken into daily and you can see this because of the broken glass on the floor that never gets cleaned up in different spots all the time. I have been through 3 managers the first one who was stealing money and letting family members start to squat in vacant units, second who was sleeping with tenants and was a meth addict her boyfriend got out of jail and was beating her up all the time, and now the third one who is never there nor answers calls or emails unless she feels like it which is hardly ever, she's rude and does not get anything done correctly or even in a timely manner, likes to call towing and tell you not to park in certain spots but parks there herself and allows her friends and family who live there to park wherever they want even in red zones or other unit parking. The driveway gates never work and I have been told I have to wait until management gets off her other job to come open it (which is a safety concern and huge inconvenience especially if your on your way to work) . I have had a leak for weeks during November/December (right in the middle of holidays) that was affecting both my upstairs and downstairs ( the walls and ceilings became soft and moldy due to the heavy leak) it was not properly taken care of I kept telling management it was coming from the neighbors unit and I was ignored to find out a month later I was correct they did not put me in a separate unit or a hotel till it was fixed . I had to figure out living arrangements on my own. I was unable to use any bathroom utilities until this issue was fixed. This past summer first use of the AC unit flies started to come out of the vents for myself and next door neighbor we were both clean and thought it was outrageous the manager did nothing about it. The prior maintenance man was fired for doing inappropriate things on the premises. I could go on and on for awhile but the point is this complex is poorly managed and honestly the entire place needs to be torn down and redone they toss on some new floors and up the rent when I'm sure my apartment was not the only one with mold in the walls. I would not even recommend renting from any place this Wesco property management has to offer they are a joke. After 10 years renting they have the audacity to charge me more then my security deposit was, when legally they can only be charging for a cleaning. This place is horrific.

Terrible property management. Slumlords at best. We lived at Gettysburg Apartments for over 6 years and saw a steady decline. Laundry rooms absolutely filthy and were broken into recently. Tenants were left with no working washers or dryers for over a month. Recently mail boxes on one side have been broken into and tenants have to go to the Post office to pick up the mail. There is no security or safety here. We finally had enough when the new tenant moved in next to us and asked us not to complain about his pot smoking going into our back window and loud music because he was evicted from prior apartment for drug use. Everyday we saw drug deal exchanges happening on this property and one night we woke up with banging on the door and yelling I want my money and neighbors heard this as well. We were scared living here. We complained and thought we had rights as tenants and that living here paying our rent always on time, taking great care of our apartment and we were always respectful of our neighbors. Tenants were scared to say anything because of retaliation. I wrote numerous letters to the President of Westco and nothing was done. We put in our 30 days notice and never looked back. We even fought for our deposit because they lied and said they cleaned the carpet and charged us for it. We had proof they took the carpet out and put in flooring. They got caught and had to send the amount back to us. I decided to write this review to try to spare someone the nightmare of renting with Westco. We are now in a great location with a wonderful property management who takes pride of ownership and screens all new tenants. Truly blessed and thankful to God for our new home.

Zero stars would be more appropriate. Westco purchased the Fulton Village Apartments about a month and a half ago and almost immediately the problems with their management began to surface. It took them nearly three weeks to make arrangements to have the property kept up (a maintenance team used to come weekly to empty trash, recycle, clean up the dog area, etc.) and even then the people they sent have only taken care of about half of what they should. To date, Westco still has not emptied the recycle bin kept by the mail boxes and it is practically bursting from the sides it's so full. Last week was the first week they finally had the dog area cleaned (it had been over a month, with dog poo everywhere), but they still haven't provided additional doggie bags.

I get that transitions won't always be so smooth but our interactions with the staff have very clearly shown this company has no accountability. We have contacted our PM associate several times to see what she is doing to fix the trash problem, to ensure the security of our complex is improved (homeless come in and out constantly because the locks are crappy), to replace the dog bags, etc. And every issue is met with an excuse. It's unprofessional, and quite honestly I hope we are able to find another rental soon.

By the way, the maintenance team that has been coming to the complex is actually a group of mentally handicap people. I'm all for giving them jobs but I would like to ensure they are not being taken advantage of and are being paid a fair wage by a legit organization. My partner and I contacted the PM associate to get the name of the company and she has REFUSED to provide it. We have asked numerous times. Super shady.

I wish I could give a negative review. I had to get enforcement involved at the ranch del cade apartments because this company is so lazy.they won't take of anything if they do they go the cheapest and fastest way out. I've been living with black mold for 3 year. Leaks from all the faucets in the apartment a broken dishwasher full of backed up water and roaches. Roaches living inside my walls and inside the broken molded cabinets that can't even hang on by a hinge. The pool is never open because they won't pay to have it cleaned. If anyone gets a clogg everyone does because all the pipes are connected

This review is for all of the hard working property managers that are left on this company’s payroll. Have a back up plan. My grandma gave almost 15 years, won numerous manager of the month awards, and one day went to the ER for a stomach pain to be diagnosed with cancer. We were devastated. We asked for some time to figure out what her treatment plan was going to be and they served her with a 3-day to vacate!!! My grandma and Tom worked close together. She was heartbroken. After calling several times, we had her Oncologist send a detailed letter, there response was an eviction notice. Tom and I had a talk when I walked into his office since he was never “available” when I called. He promised to drop the eviction, he lied. My grandma died within 6 weeks of her diagnosis! I told him he stole my final days with her. He never apologized. I even called the owners of the property, his brother and sister in law, they were heart less creatures too. I hope when Toms in his final days, he thinks about my grandma and all of the other Supervisors that do all the “work” for him. You keep the loaf while you give them crumbs. And you had the audacity to tell me “well with all due respect she was up there” yeah Tom and your no spring chicken. On behalf of my grandma, go to hell! Take care of your employees!
