I have to say that while David seemed like a nice guy, he is not someone I would recommend as a realtor or landlord. He isn't present when you need him. You ask him to take a look at something and he acts like you are the one who needs to be present for the technician to come. He gives you no opportunity to clean up your place saying he is out of the country so he keeps large amounts of your security deposit. He is very shady and I'm sorry that I chose to rent one of his properties for a year. I'm definitely extremely disappointed in David Zigal. Don't do business with him.

David is very good at responding to emails. But other than that, as a tenant for one year in a property he managed, I experienced better.

1. He would often be out of town for extended periods. As I never met or had any communication at all with the owner of the unit, I relied on David for everything. And he would be out of town with no notice to me for weeks at a time.

2. After moving into the unit, I noticed an electrical outlet in the bathroom didn't work. It took too many emails back and forth with David before he got an electrician in. I know how an electrical outlet should work. But he honestly just seemed cheap and delayed getting one in. I could tell it didn't work. It needed fix. And it took too long

3. He only accepts rent mailed in a check. This is the 21st century. Electronic fund transfers are the standard. As someone who travels a lot for work, I had to mail checks sometimes weeks in advance because I'd be out of town and he had to receive a check

4. One month he wrote to me and asked me to mail a replacement check since he said he dropped mine behind his file cabinet. What?! Just move the file cabinet and pick it up. So when I pushed back and made it clear that I wasn't home (after all who under 50 years old even keep a checkbook on them!), he said that's ok he would just move the file cabinet and pick it up. Couldn't he do that to begin with?

5. The most egregious offense of all was that he is keeping over $375 of a security deposit. Why? I left that place in pristine condition as it was when I moved in. He responded by sending some pictures of crumbs in a drawer and mentioning the need to vacuum and clean the mirrors and all. Well, I don't think any judge would find that picking up crumbs and running a vacuum would cost me over $300. And when I offered to come out and clean it again, he was of course away for an extended period of time so there was no way to access the unit.

The way he runs a business is not in line with the 21st century. And he has come off as extremely cheap throughout this. I'm VERY disappointed in him and wouldn't recommend him in the slightest. AVOID him.
