Vanguard doesn't get involved with the corporations it invests in. You would think they would.

It all boils down to the consumer/customer. If they're satisfied, then the companies/corporations would get good reviews, the executive management teams would be happy and increase their wealth, stockholders would get more money, and Vanguard would be over the moon with more millions.

Who creates this wealth?
The consumer/customer.

Without them nothing would happen. Investment companies don't realize that. Corporations and companies wouldn't exist. No more millions/billions, no more mansions, no new cars each year, no more expensive colleges.

The consumer/customer is all important. Keep that in mind the next time you're buying groceries or shopping at Target or Walmart. Demand the best at lower prices.
Let the store managers know.

If consumers/customers stopped spending their money, over a short period of time, corporations and companies would go out of business. Vanguard wouldn't exist and stockholders would lose millions.

My parents and I had an ABSOLUTELY FANTASTIC experience with working with Colleen Cotter and Margaret O'Driscoll. It was the first time my parents were looking to sell and potentially purchase property. Colleen really took them under her wing. Helped them navigate not only the process of selling the property, but also the nitty gritty details of logistics that come before and after. She and her amazing team made the process nearly seamless and stress free. We honestly could not offer a stronger, whole-hearted, sincere recommendation.
If you are looking to either purchase or sell property in the SF Bay Area, you cannot ask for a more wonderful person to work with then Colleen. She is an absolute all-star. Her team is so knowledgeable and honest. They will find reasonable solutions to ANYTHING and EVERYTHING that can possibly come up during the stressful and exciting process.

AVOID THIS COMPANY. I wish I had read these reviews before renting an apartment with Vanguard. They are not only abysmally unprofessional, their practice is unlawful and unethical. I specifically worked with Craig Waddle and Tatiana Chavez but reading the other reviews, the extremely negative experience may be consistent across this company's property managers - DO NOT RENT FROM THIS COMPANY. We had two huge leaks from our upstairs neighbors (one leaking over our electrical outlets and another dropping dirty water over our kitchen counters and sink onto our heads). The managers did not see these leaks as urgent and were slow to respond. We were held responsible for cleaning up the dirty water all over our kitchen and pantry and additional money was taken out of our security deposit for the deep cleaning of this mess as well. Our dryer was broken for 3 months. We told the company right when it happened and they did not care, acknowledge or respond to us. The answering service staff are nice but leaving messages with them accomplishes absolutely nothing aside from wasting your time. The property managers do not respond to their emails, they ignore them and will ignore you for as long as possible. If they respond to 1 or 2 emails, it is after an unreasonable amount of time (months). Then, to top it off, they stole a significant amount of money out of our security deposit after we had a deep cleaning done (by the same individual that the property manager uses, per his recommendation) and said the money was used for deep cleaning and painting the hallway. We never damaged the hallways in any way so this is unlawful use of the security deposit to re-finish the apartment. The security deposit money they did return to us came over a month after moving out and was in the form of a check that cannot be cashed.

Do not rent from from these unprofessional, unethical, extortionists. They'll do little to no maintenance on your property leaving you with broken on non functional appliances for months on end. They knowingly break fire and safety law putting you at risk. They'll charge you many thousands of dollars in repair costs for a rental you returned in far better condition than it was when you arrived. I also wouldn't use them as a property manager. Another group of tenants offered to pay them $1k more per month for our place but they were too lazy to mail out another lease, so they let us have the place at substantial lost revenue to the property owner.

I had AWFUL experiences with Vanguard. Our property managers were Craig Waddle and Tatiana Chavez, and they were terrible at responding whenever we called or emailed about maintenance requests or other concerns. Additionally, after moving out 2 years after our lease began, they kept a good chunk of our security deposit, charging us for repainting and deep cleaning, even though (1) repainting is normal wear and tear (not to mention that we NEVER hung anything on our walls), and (2) we hired a deep cleaner to clean the apartment after we'd moved out. We attempted to contact Craig and Tatiana multiple times to dispute the charges, but they didn't respond until MONTHS later - and only to say that they had no intention of returning our full deposit. Our request to receive our security deposit split across three separate checks was also not honored, and now we can't cash the check unless my two roommates and I make a joint bank account. We've reached out to Craig and Tatiana about correcting this but are not optimistic that they'll do so in a timely or professional manner. Vanguard is an unprofessional and unethical property management company. Avoid leasing from them at all costs!!! Seriously, save yourself.

If this review was only about Judson Cassels, it would be 5 stars. Judson is committed and empathetic realtor and despite the very real concrete roadblocks on Capp St that were impeding my sale, he helped me achieve my real estate goals. Thank you so much for everything Judson!

Had a very difficult time working with Vanguard. Had our keys accidentally given to another unit. Worked with Tatiana and it was frustrating to have emails and questions ignored for weeks. Had to basically take over the process of trying to figure out how to get our security deposit back. Dates for updates would get missed and took a long time to get our deposit even after the court approved it.
